There are a lot of state first time home buyer programs that will loan you something like 5% of the cost of the home as a second mortgage.  Sometimes these are forgiven or only paid back up on the sale of the home.  Usually there are stipulations like a requirement to live in the home for some specific number of years before selling.

Couple that with some federal loan products requiring as little as 3.5% down. 

If you have fantastic credit and you make the phone calls/wade through the paperwork you can take advantage of these kinds of programs in many places.

The home you're purchasing will usually have be cost below a certain threshold that fluctuates depending on where you are buying

Have always considered a small growing option but it’s still illegal statewide here and can’t risk it. Do you just sell your surplus to dispensaries or are you saying growing saves you the $400 you’d otherwise be spending?

It’s illegal here too but newer tech like carbon filters and light proof tents and cheap LEDs make it a no brainer.

I save 400 because I’m not buying it and my friends damn near grovel at my feet cause my bud is the best and they all want it.
