Ok now I will continue with the bottom holes tighter than the top ones...but not extremely tight like someone suggested.

I always got bead of moisture on my sub like that

the problem is that there's no evaporation in my opinion, and the middle zone dries up faster than the side and corners

My top holes only show dryness in a circle, around the top holes. I'm not seeing any dryness running down. What should I adjust?

Not really, it just means that the substrate is generating heat and condensation is forming. This condensation evaporates off over time and should be constantly replenished. Evaporation off the substrate is a pinning trigger.
