That's a really interesting idea. So, if you owe $100,000 on your house, with a low interest rate, you could buy a $200,000 house, and continue paying the same interest on the first $100k?

Problem is what is counted as investment firms.  My parents own 5 houses to rent out, not gotten 1 buck in rent this year. The city they live in tells them to start a LLC to file lost income or criminal charges to ex tenants that destroy the property.

You think Blackrock or vanguard would have such issues.  No they have the money and influence to change the laws your talking about limiting them.  During covid if you evicted a tenant its a 5k fine unless you owned over 250 rental units. Then no fines what so ever.

No it means you can collateralize your mortgage with any suitable property, not just the original one. Normally when you sell your home and buy a new one, your first mortgage is repaid and you take out a new loan.

That would be interesting. Most likely outcome is just massive subsidies to the banks in return for cheaper mortgages.

Everyone I know says they aren’t moving, but eventually folks will lose their jobs/savings/need a bigger place and that 6 figure equity will start looking real nice.

As for home prices in the future, appreciation will slow but there’s zero chance prices drop. Maybe whatever version of Kamala’s federal house building initiative that gets through Congress will increase the supply so much that prices stabilize for a couple years. I’m just hoping rates fall enough in the next few years that I don’t end up with a $6,000 mortgage payment when I decide to upgrade.

Who are you referring to?

I think society benefits from having strong male figures. I don't understand the desire to destroy masculinity. It has at least as much value as femininity, though some folks can't see that, because they are ignorant to what it actually takes to build the comfortable world that they live in, and protect it.

The one thing that I have learned in this life is that it truly does take all kinds, and it is not wise to hate, or disassociate from any demographic, reflexively, for the most part.

As far as violence being unnecessary... I am one of the most vocally anti-war people on this sub, but at the end of the day, we live in the real world, and the real world has psycho religious zealots, and boogiemen of all kinds. That is not going to change, so there is a need for protectors.

99 times out of 100, I think war is not the answer, but sometimes, I do believew there is no way to avoid it.

I do imagine that this is one of those topics where you and I will eventually have to agree to disagree on some things. At the end of the day, what I think IS important, is being tolerant of people who are different than yourself, and understanding that people are allowed to have different opinions, without being your enemy. This is an idea that seems to be lost on people nowadays, particularly when talking politics.
