being charged 550 dollars to clean the apartment i moved out of, left it spotless
    #24581441 -

I'm just wondering what legal recourse I'm left with, fuming too much to do real research at the moment.

Am I in a position to threaten litigation, maybe if I say I have pictures of how clean it was?

Also wondering if they're committing a crime by doing this, fraud, extortion, something of that nature. Charging a months rent to clean a spotless apartment they knew was spotless, just because they legally feel that they can.

I clean apartments for a side job, they pay 20 an hour and even at those rates it would take 27 hours of work to charge the 550 dollar price tag for. I've never worked more than 10 hours on the nastiest shitholes. The price is exorbitant, plain and simple.

The invoice literally said something like 150 for maintenance, 200 for carpet guys to come clean it, and 550 for general cleaning. At least make up a believable lie and say you replaced the fridge, lazy scammers

I had that happen to me and it turned out the management company and the owner were different. I looked up the actual owner and complained to him directly. I still didn't get my deposit back lol. Sue those fuckers!

Happened to me once as well. My girlfriend at the time was an actual professional maid with all the crap to professionally clean with and she cleaned it for me.

It looked better than when I moved in and they weren't going to give me any of my deposit back. I got the property manager to walk through the apartment with me to point out anything of concern. She wound up giving me a partial deposit back.

I could tell it pained her to even do that.....

I got tagged as well. When I moved into the apartment, there were what looked like bleach spots on the carpet, like someone had been using a bleach soaked towel and let it sit on the carpet. Anywho, they contacted me after I had already left the state and said the carpet needed to be replaced. I argued that I wrote in the description that the 'spot' was there when I moved in, they claim since 'spot' is singular, it did not explain the many 'spots'. . . Which is plural.

So, a single 's' in a description can mean the difference between having to replace or repair things.

Have them write up a list of what was fixed, if its general wear and tear bring them to civil court, thats their responsibility.

General wear and tear includes carpet and paint, look up by your state, google that shit

Ask for receipts because they didn't do any of that

Thanks, you're right in my state! So carpet cleaning should be free eh? They could've had me for that if they didn't get greedy

Look up if they can even charge you for cleaning in your state. They can charge for broken shit, but cleaning is the owner's job if he wants to rent again.

Its hard to find any definite answer on cleaning. It seems as if its been left intentionally vague under "normal wear."

In Ontario it's called the Landlord and Tenant Board. Whatever yours is called, find it and call them on Monday.

Something similar happened to me years ago, I just ended up paying the 700 something fee. They had just changed management, and sent me the charge over 7 months after I moved out. We had a walkthrough and they said we were all good.

Guess they changed management a few weeks after we moved out, who said they had no record or pictures. We paid because of the threat for going to court (through the debt agency that had the account...), but that was a mistake. We should have actually gone to court and demanded proof through pictures or something, because the actual complex has nothing on it and I highly doubt the debt agency that pursued it had anything to back it up other than a list of names they bought.

Yeah they just run these rackets on fear because a lot of people are afraid of going to court

Of course you go to court. If they have no receipts for the carpet ect, no payment. The rest can fall under normal wear and tear. People need to fight back against this shit.

I never pull that crap on my tenants

Letting them keep your deposit is bad enough but paying the $700 just on a stray threat... you got scammed, bro

None. Ive been bent over by renters as well. I spent hours on the phone with different attorneys who work in landlord/tenant law. 100% of them told me they work with landlords specifically for collections and evictions. None of them had any experience working with tenants who had been extorted and taken advantage of. This is mostly because people who rent houses/apartments typically cant afford an attorney in te first place. There's just no money in it for them.

On top of that is your contract. Its pages and pages of legal bullshit that leaves you with zero defense in these situations. You basically sign your soul away with these things. It pisses me off to no end.

Yeah I need to go through that contract.

I can represent myself if it comes to that, right?
