Re: RENT OR OWN ? [Re: tyrannicalrex]
    #16565114 -

Nobody can predict what the real estate market is going to do.

Two years ago, when I bought a home I heard the same thing:  "Prices are at an all time low, interest rates are down, and now is the time to buy".  Since that time, prices (at least in my area) haven't budged and have probably slipped a bit.

I think you have to consider that the times of homes doubling in value every 5-10 years may be over.

With all that being said, people will always need a place to live.  Always.  If they aren't buying they'll be renting, and that will drive rent prices up.  I'd say that if you plan on staying put in one place for at least three years, then buy.

I'd also encourage you to buy a home, and try not to look at it as an investment.

Really, owning a home has lost millions of people their life savings in a matter of a few years. A good percentage of current homeowners (40% or more) have negative equity in their homes today, they owe more than the house is worth.

I believe that this statement is complete bullshit.

So declare bankruptcy and walk away so intelligent people can pay an intelligent price.  Only in Hollywood's imagination do Gumps get rich without winning the lottery.

Sorry, my 40% was too high, I thought I read it at one point.. It turns out that the actual number is 28% today (down from 30%), which is still high. It really depends on where you live, I guess California is really making that number quite high, New York is very low.

no, that's the retardation of those particular buyers, most got inflated
loans so they could get a few toys, many took out second and even third
mortgages, there's also the variable rate mortgages to people that knew
they couldnt pay it back when the interest rate climbed. these were
dumbasses that were too interested in keeping up with the jones' to bother
reading contracts. they made bad financial decisions and many decided to
play more than pay

I have 100% equity in my place, the value didnt drop, it's increased even
during this time of burst bubbles. why? because I wasnt stupid about it

Seconded

that may be the case but over the span of a mortgage it'll certainly
appreciate, for the time being the market is flooded with new, spec and
forecloses homes that simply arent selling because the banks still arent
loaning money and people are still losing jobs

Sounds right. I would look at home ownership as a sanctuary that is all mine and private. Not really an investment to sell in a few years, but something to sell when I decide/have to go into some kind of care facility/retirement home (no kids and I am the youngest of the youngest). It is interesting to see how this small segment of 18-25 y.o. (mostly) are thinking about this. Me being 47 and with a wanderlust to quench is what made me think about asking this here. If I had the flow I would buy at least 2 properties right now.

To the one who said land is where it's at, you're right about that. I would buy both if I could. I will probably have the opportunity to buy something in about 5 years or so, and who knows where I will be then. I can only plan and speculate.

a home is a long term investment, a few things to consider are the fact that
with a larger down payment you could buy down the interest rates. of the
prime rate is 5% and you're credit is good, dropping more cash down on the
front end (around $20k) would result in a savings of $30k+ over the life of
the loan by pulling down the interest rate 1%-2%, reduce the length of the
mortgage from 30 years to 25 and you save more but have a higher monthly
payment, what's actually far better is to take the 30 year mortgage and pay
in extra with each payment. you could reduce your mortgage duration by half
with a added $100 each month this can cut another $40k+ off a mortgage
because that extra pays down the principal

now, in 10 years when everyone is seeing higher rent, your mortgage payment
will be the same, if you pay $1000/mo at the start, 10 years from now
instead of paying the $1500 everyone else is paying you'll still be paying
$1000 and in 20 years you'll probably see a smaller payment on your end
when everyone is paying $2000+

my only payments are property taxes, I pay a total of $3200/year on 3 homes
and 85 acres, everything I bring home is my own.

AHHH, very nice. I just wish I had the capitol to do that right now. Still working on my state boards for nursing. I have to go back next year and get the BSN. Not complaining though. I do only pay 650 a month and ABP, no bugs have been seen in a year, and there is no section 8 accepted. Small complex about 27 apts only and tyhey keep everything up. If I have a prob it gets fixed right away. I also live right by highland park so it is fairly safe and nice.

How the fuck are prices in your area over-priced when they have dropped or stagnated all over the country?  Where the hell do you live?  They aren't overpriced if people are paying it.  As far as I can tell this is the greatest property buying opportunity in my lifetime with bottomed out prices and bottomed out interest rates.  Which is not to say that ownership is for everyone but, if you want in, now is the best time I have ever seen.

One other thing regarding your comment about property taxes.  Who do you think is the ultimate payer of property taxes on a rental unit?  It isn't the landlord.

Good advice in your post. It was sad to click on your signature and see such a partisan hack job on that debunked myth that Obama is this huge spender. First of all Congress controls the purse strings and we have a Republican Congress. Secondly the fiscal year runs from October 1st to September 30th of every year. Meaning that the 2009 Fiscal Year (October 1st, 2008 to September 30th, 2009) was passed and put together under Bush. Our deficit was $1.2 trillion in 2009 and Obama is not responsible for it, Bush was. Bush handed Obama the worst economy in 100 years, we were bleeding 800,000 jobs a month when Obama took over. The economy averaged a loss of 732,000 jobs a month from November 2008 to March 2009. And we have since added 4.4 million private sector jobs since February 2010, with a net gain each month for 28 straight months, and with more than half a million government jobs gone over the same period! He turned the economy around, saved the auto sector, captured Bin Laden, withdrew our troops from Iraq, and is reforming our absurdly expensive health care system.

What an embarrassing crock of sh!t hack job chart. Showing Bush with a $400 billion deficit in his last year when it was really triple that; $1.2 trillion!

Bush has one of the worst records on job creation ever.

They are bunk jobs numbers, our government likes to give the impression things have improved economically, but that is not the case.

There are certain assumptions that are made in how they calculate the numbers, it is not based on real data, amazing they don't like to talk about it.

While there has been some jobs created, they are either part time, temporary, and minimum wage. We currently have the lowest worker participation rate in over 30 years, around 62% today. We are still down 9 million jobs from 2007, not good.

I don't blame Obama either, as I have no love for either party, just telling it how it is today.

Clinton created almost 23 million jobs
"From January 1993 to January 2001, the nation gained 22.7 million total jobs."

Bush had a horrible jobs record
"During Bush’s eight years in office -- January 2001 to January 2009 -- the nation actually gained a net 1.09 million jobs. (Because there were gains in government jobs, the private sector actually lost 653,000 jobs during that period.)"
http://www.politifact.com/truth-o-meter/statements/2011/aug/03/harry-reid/harry-reid-says-8-million-jobs-lost-during-george-/

During Clinton's last 4 years in office we had a surplus every year (98, 99, 00, and 01). 2001 = October 1, 2000 well before Bush was elected through September 30, 2001).

2001 rolled along and the economy passed from Clinton to Bush was so rosy that here is the CBOs forecast in January 2001:
"In the absence of significant legislative changes
and assuming that the economy follows the path
described in this report, the Congressional Budget
Office (CBO) projects that the total surplus will
reach $281 billion in 2001. Such surpluses are pro-
jected to rise in the future, approaching $889 billion
in 2011 and accumulating to $5.6 trillion over the
2002-2011 period."
http://www.cbo.gov/publication/12958

That's right, they predicted that we would accumulate $5.6 trillion in total surpluses by the end of 2011.

Unfortunately the Republicans believe in trickle down economics and that tax cuts for the wealthy are a main priority despite the damage they do to our budget and no proof that it creates jobs (see Bush's pitiful record on job creation).

Finally, if you give fy 2009 to Bush and start the clock for Obama on October 1, 2009 (the start of the 2010 fy) then you see that Obama did not add so much to the debt. This is a little outdated but here are some numbers:
George W. Bush is sworn in on January 20th, but his first budget does not take effect until October 1, 2001:

10/1/2001: Bush starting deficit – $5.8 trillion

9/30/2009: Bush ending deficit – $11.9 trillion

Bush debt contribution: $6.1 trillion

Barack H. Obama is sworn in on January 20th, but his first budget does not take effect until October 1, 2009:

10/1/2009: Obama starting deficit – $11.9 trillion

9/30/2011: Obama ending deficit – $14.8 trillion

Obama debt contribution: $2.9 trillion

http://www.ritholtz.com/blog/2011/10/understanding-federal-debt-presidential-budgets-fiscal-year-edition/

Look at this article from 2001 where Bush quotes the CBO projections as a reason we can do the expensive fiscally reckless tax cuts.
Projected Surplus Supports Tax Cut, Bush Says
Bush reiterated his call for a $1.6-trillion tax cut over 10 years, and said his budget for the coming fiscal year will increase spending by 4%, slightly more than the expected rate of inflation.

Democrats also are proposing a tax cut, although about half as large as the Bush plan and targeted to the less affluent.
"The federal budget is a document about the size of a big-city phone book and about as hard to read from cover to cover," Bush said.

"The blueprint I submit this week contains many numbers. But there is one that probably counts more than any other: $5.6 trillion. That is the surplus the federal government expects to collect over the next 10 years, money left over after we have met our obligations to Social Security, Medicare, health care, education, defense and other priorities," the president said.
http://articles.latimes.com/2001/feb/25/news/mn-30111

To conclude. Why should anyone be upset with Obama and his spending considering he was handed the worst economy in 100 years and all of these deficits were predicted by the CBO well in advance of his inauguration. It's not like the CBO came in and said "we are predicting $5.6 trillion in surpluses over your term" as they did with Bush. Bush screwed up royally...

We do not have Republican Congress, we have a divided Congress and for the last two years of Bush's Presidency and the first 2 of Obama's we had a wholly controlled Dem Congress, House and Senate, with the Senate being a super-majority after Obama took office.  Clinton had a Republican controlled Congress after his first two years so ascribed great fiscal achievements during that period to Clinton is absurd.  He was essentially stopped from doing any harm and harm he attempted (Hillarycare).

a president has the capacity to sign bills that would encourage and reward
expansion of companies, under reagan there was the JTPA, it allowed
employers to receive tax breaks for increasing their payroll. in the
instance of obama banks stopped lending, the stimulus bill was supposed to
encourage lending but the government sat on the bulk of cash, the bail outs
were supposed to do the same, GM and Chrysler both took the money to mexico
and opened new plants there, his green energy cash resulted in the nearly a
billion going to companies that bankrupted shortly after receiving the cash

obama's constant campaigning, his decision making in her first two years
reduced the faith that they had in him, the same happened with congress,
banks were forced to take bail out funds which they didnt want or need,
that resulted in more faith lost in banking, of course they certainly didnt
help themselves by trying to recoup any loses by inflating their fees.
Obama's administration also restricted the abilities of many of these banks
to repay the loans through the very means banks use to generate capital
