I welcome all fictional ideas, but also some legal ones as well.

Fuckin deadbeat drunk bitch and her drunk ass piece of shit husband. 

Bought the house in jan, moved in in march.  the apt is above my garage, detached thank god.  The husband leaves in march to find himself...douchebag.  Got Marches rent the LAST day of march, but also most of aprils rent (she must have blown one of her friends, because I know it wasnt her money.  A week later I got 100.00 that was still owed on aprils rent...thats it.

HERE WE ARE...JULY 3!!!  fuckin bitch isnt living there anymore, power/gas is off, I shut water off.  half her apparantly "not needed shit" is there and they come to get it as convenient. 

I want to throw it on the roadside, but don't want ANY legal heat. 

They left a mountain bike in MY garage when we moved in...I think I will have that for starters.

I FUCKING HATE PEOPLE...fuck!

If they were asked to leave, their shit is yours if you want it.  Or just curb it.  You have the legal right to take over if you've given them warning and they havent paid rent or left the residence.

Change the deadbolt, leave a note on the door telling them if they want their shit back they need to pay their due fees.

Call the non emergency cop line first, and ask whats legal to do.  Just in case.  But I think you have the right to curb all their shit.

there is nothing you can do except start the eviction process. i just had some raggys stay at my house rent free for 3 months and trash the place until the eviction went through.


if you touch there stuff then you will get arrested, if it gets damaged then you will pay for it.


it sucks bad


after i got them out i sued them for the back rent, damages and replacement of 250 gallons of oil that was in there when they moved in and now i get 20 dollars a month out of the 5 thousand that they own me.

it is going to take a life time to get my money out of them.

my next tenants are going through the ringer!!!!!

knowing my luck, they would try some legal action or something...seems like POS tenants have more rights than I do as the landlord.

fucking christ, im not a professional landord...this is out 1st house and seems like a good idea to have a tenant pay better than HALF our mortgage payment, when I get it.

They changed the deadbolt 2 months ago, I never was able to get a key.  Sat morning I went out there and drilled it out leaving only the knob type lock on the bottom hole, that we BOTH have keys for.  Went up there and took pics of EVERYTHING including the crayon/sharpie on the wall from her stinky fucking nasty trash babies- fuck that shit...now I may have to get lawyer to sue for past rents....fuckin bullshit...I MIGHT have it rentable by AUGUST now if I get their shit the fuck out!

What if I took some pallets and arranged them in the shape of a dumpster on my front lawn, and piled their shit in it.  I would even put a tarp over it.  It would still be on the property, just in a different spot.  At least then I could begin the cleaning/paint shit.  I need this shit the FUCK OUT!

you could also get in trouble for going in there with out giving 24 hour notice.


watch what you are doing because if you keep going against the laws you will get nothing when you go to sue.

seriously, in the future avoid renting to women with kids,
married or not and I guess you see the reasoning behind that,
with every prospective tenant make sure you get and check
references and even do a criminal background check and credit
report. as a landlord make sure you follow through with your
obligations on repairs ASAP and dont make friends with the
tennants, friends and business dont mix unless both parties have
a well defined view of what each is

What sux is they came with the house when we bought it...was no lease or anything.  The husband (about 23 if you can call him a man), left 2 months ago.  Hell she hasnt been living there for almost a month, no power/gas/water.  it blows my mind how lazy and scummy some people are!!!

I know I was within rights to drill out that deadbolt, as I didnt have a key...what if it was an emergency and I needed to get in.

I'll just tell the court they had drug paraphanalia in there :smile:

As the owner of the house, you have legal right to tell them to get the fuck out and that they are evicted.  You can give 24 hour notice and you CAN legally throw their shit into the streets.  I've seen it happen to someone I knew.

a little bonus:  there was a mountain bike in MY garage when I moved in and no one said anything about it...I gave it to my friend to ride to work.  Now the tenants father comes over and tells me "You are gonna get my bike back", so I counter...."so you are gonna get my money right?".  His answer: that doesnt concern me, but thats my bike.

just for refference, it's a 24" GIRLS montain bike.

I am sure the states vary what you can do legallly, prolly why they have a different landlord manual for each state...but I live in NY where everything sucks, so I dont expect any slack.

A couple years back, I lived on the second floor of an apartment building, and the neighbor right below me got evicted. She was a rich bitch, and she left most of her shit, and the landlords hired moving people to take it all to auction. They got fucking rich off of that heiress.

around here deputies supervise the goods being moved to the curb for trash collection

for the OP, as there was no lease, there is no power and water
that's the validity that the tenant has moved out, all you need
is to have the power company verify the date that the power was
killed for nonpayment and work a month from that date, you also
have a valid claim that you allowed them 90 days to vacate from
the time you took possession of the property and had extended
that time frame to june first due to the husband leaving and had
reason to believe she had vacated as there was no power or water

call the sheriffs department to supervise the move of the
personal effects, you dont want her friends/family swooping down
on you without legal protection

And you didn't get rid of them right away when taking over the property, or beforehand? By not getting rid of them, or accepting rent in exchange for letting them live there, you have given them some rights and legal recourse, lease or no lease.

You will need to file eviction papers, have them served, and then have the police escore them off the property if they do not leave by the time stated in the papers.

No shit!  It pisses me off that every time I've ever had to look for a place to rent I always get hassled or straight rejected by people because I have pets.  Mind you, I have 2 indoor-only, declawed, older, well behaved housecats who we take better care of then some people do their own kids.  But, nooooooo, "Your cats are gonna fuck up my shitty apartment so I won't rent to you!" :rolleyes:

I've rarely ever seen a problem with regards to pets, most indoor
animals are well behaved, cats claw, my cat goes for my shoes
soles and a tool bag that I have, she's not managed to do any
damage to either, she does have claws, the male I have comes
inside to eat and right back out.

the only dog that's an issue is my brothers, he just wont house
train the little shit, his reasoning is that it's chihuahua
shit, it's not like cleaning up after a great dane

I've seen instances where kids have virtually gutted the
apartment their mom was renting, one group decided it was too
much trouble to walk to the kitchen through a hall way so they
kicked a hole in a wall that they could walk through, they did
the same with all the other rooms as well, you'd have sworn the
place had been abandoned for years, the landlord evected the mom
and had the kids locked up

pets dont set fire to carpets or kick holes in the walls

Thats bad, waaaay bad.  I have my "pre-eviction" pictures, and there is marker and crayon all over the kids walls.  Looks like when they pissed her off she threw em in their rooms, where they did what they wanted. 

fucking deadbeat, beer-bellied, chipped-tooth cunt.  One day we look out and see the kids jumping on the roof of her the moms piece of shit ranger (which had a steady oil leak in my driveway untill I told her she couldnt park in it anymore).  We watched the mom come out from unsupervising them and not even say anything!  Our future generation there...holy fuck!

I could care less about pets, as we love cats/dogs, it's the motherfuckin people!

Is it like racism to not rent to people with kids?  Either way, i'm not going to.  The woman says you can get in trouble, I say she doesn't know shit.

ass long as you set specific criteria for renters that doesnt
discriminate against race, sex, sexual orientation or national
origin you should never have an issue but again, the screening
process is the most important, when the prospective tenant knows
what's going to be checks the shitty ones tend not to apply

Update:...they actually had the balls to ask if they could stay if all past and current is payed.  I'm thinking of saying ok, then when the $$ is in my hand, throw them out anyways! fuck you!

do not say OK to that

if you accept money for back payed rent and the eviction is for not paying rent then all that paperwork goes out the window.



also to the poster that says it is ok to throw there shit out with 24 hours notice is WRONG!!

you can not do that, if you think so call the police and ask because they will tell you that you have to evict them through Court.

you can give them 8 months notice but if they don't leave you have to have them evicted through court which can take up to 3 more months.


you can go in to there apt if it was an emergency but you have to have to think one up just in case they try to have you arrested for trespassing. one i used when i was accused was that the fire alarm was going off and when they said something i said well i guess it was a low battery but better safe that sorry.

other than that 24 hours notice is the rule unless it is in the lease that you may enter anytime or have random inspections.

you were in the right to drill the dead bolt though.

i just got done going through this last month and i was to the point were the cops were at my house 2-3 times a week and i WANTED TO BURN MY HOUSE DOWN TO GET THE FUCKERS OUT!!!!!!

In Tejas once you get the eviction notice (don't know how long this part takes), it says you have 24hrs to move out along with your stuff.  The cops will be here in 24 hours to escort you out of the building if you do not leave willfully.  Whatever is left in the apt. after this 24 hours, becomes property of the apt. complex. 

One of my friends was the maintenance man for the apts.  He was always the one to clean out the goods once people were evicted, and would always call me to share in the loot.  Anything that was worth money the owner of the apts. would pawn/sell, anything he wanted he kept for himself, of course, after we went through everything.  That is where I got the BMX bike I still ride and used to race to this day.

don't know how it works elsewhere, but that is definitely how it works here.

Its just driving us nuts!!

we ripped apart the kitchen when we moved in and still have no money to finish it because we have gotten NO FUCKING RENT IN 3 MONTHS!  The woman is having a breakdown and I want to explode

Think I can construct a giant crate in my backyard and throw it all in it?

yes you are right after the 3 months it might take to get the eviction notice they have 24 hours to get out, after that you can take a piss on there couch with them sleeping on it with no problems :-)

it is the 3 months that is a kick in the ass because it is such a long time with assholes living there.

Hire a collections attorney to properly evict them and then hound them for unpaid rent.  Many collections attorneys will "buy the debt" from you or not ask payment until its collected. It would be very practical revenge, and they will  surely get a judgment against them.

They havent even been there for the past month, the power/gas got shut off due to lack of payment (surprise surprise).  I went on vacation in mid June to florida so I locked up the garage (which houses the breakers for the garage apt).  apparantly they tried to pay the power co some money to get it turned back on, but they couldnt get in the garage so it was not turned back on.

It's fucked up that they had the money to turn power back on, but no money for me.

I cant imagine how much hotter i would be if they got in and turned the power on and continued living there!!!  Score 1 for me I guess.

Bitch called saturday to say she would have all her shit out by sunday night.  showed up at 6:30 last night and made 2 trips with her POS ranger.  checked ths morn, and sure enough, it looks like 2 trips were made, thats it.  Needs like 4-5 more to be empty.

What the fuck?!?!!?
