you can dispute it. i would give the lawyer a call and explain that you did not call him out to the house and will not be paying it.

that is, unless he is billing you for the prior arrangement as well. did you make contact with the lawyer in the first place when the guy made you the offer?

you owe nothing to the lawyer, you didnt hire him to act on your behalf,
do not contact that lawyer under any circumstances unless it's to write a
letter to reject his claim that you owe him money, make sure it's sent
certified mail

Usually when you hire a lawyer they get you to sign some paperwork.

Assuming you did not do this, you don't have to pay him shit.

I had a lawyer try and charge me $150 an hour, to defend me on a possession charge once.

I decided to defend myself, and won. It only took me about ten hours of(easy) work.
I saved myself roughly $1500 by doing a days work, that she probably would have had her unpaid interns do for her anyways.

I think lawyers are grossly overpaid.

The money you pay them doesn't all go to the lawyer. It goes to overhead, rent on the building, paying employees, etc.

2 things

1) File a complaint with the local bar.  Then call the lead partner at his practice.  You owe nothing .  Actually this sounds like a scam. Send him a bill back for "consulting".

2) "For Sale By Owner" is usualy another phrase for "Crazy" . This guy would never have been able to pull this shit if real estate agents were involved.  I never met the last 2 people I sold houses to.  And their financing was not my issue or business - I just got a check from the title/escrow co.

Sounds like a complete bummer.  Sorry man.

the main thing in law for contract is a "Meeting of the minds" so that it can be said definitively, when a deal is made, you were both of the same understanding - which it appears he may have been but you were not.

furthermore, even if these verbal assurances did form a "collateral contract" , the contract would be subject to him obtaining finance, which he cant do, and so again it dissolves itself in your favor.

finally for a contract to be valid a legal thing known as "Consideration" must be paid from the purchasor to the purchasee, basically consideration is "the price you pay for that promise". so for example, if he offered and you accepted, and he said 'take this $20 in acceptance of the offer' then you woudl be bound by a contract. but, as he provided nothing to you for the offers/promises he gave you, there is no consideration which has the result that there is no contract formed, which is again, in your favour.

this is relative to australian law though and may be different in your country/state.

as for the lawyers fees - i dont know. you didnt hire him but he did provide you with assistance, i think the first logical move would be to inform him you are not obliged to pay a bill for a lawyer you did not solicit personally for your own purposes.
