This is something I am considering.  Is anybody here in this realm or work?

Realtors don't actually work.  They wait for the phone to ring, then pick it up.  So it's more like a realm.  Actually it's more like a racket.  It's like the mob where they provide you the buyer some kind of protection while shaking down the seller out back.

Or something like that.

Anyway, sold a house today yay me.  It took a realtor to make it happen because the fucking buyers don't have to pay a realtor, so they have ONLY to gain in their minds.  Most are too retarded to realize that having a middle man costs money yet thinks they somehow really add value.  They have to have a realtor involved or they just aren't "comfortable".

Eventually I see realtors losing out on their fat commissions as buyers realize that they truly are paying more for houses to have the idiot realtors involved.  Zillow or Trulia or someone will come along and rock their world.  Just hasn't happened yet, because they still keep the idiot realtors in the loop.  For now.  It's a little tougher than valuing a car for example how the internet fucked up the car dealers profits.

This is the stupidest shit I've ever seen here.  Number 1 almost all realtors work for the seller.  Number 2 if they just sit around they are starving.  Number 3 any time you think you can sell your house for more by yourself go for it.

Realtors here
1.  Stage houses
2.  Take fancy pictures
3.  List them on Multiple Listings Service.  This is not free
4.  Offer market based guidance and professional selling strategy advice.

Like I said.  If you want to sell your house as a FSBO knock yourself out.  You have no idea what you are doing but good luck.  There is a reason why sales reps make a lot more money than buyers.

I thought the OP was referring to becoming a realtor as opposed to a land baron.

I did in fact sell two houses by owner already, so apparently I have a decent idea about what it takes to complete the process.  In fact, dealing directly with the buyers was a joy compared to having a realtor in between to muddy up the waters.  The title/escrow companies know ALL the forms needed, it's a piece of cake.

Your wife is a realtor, right?  Probably don't want people to actually try to sell their houses themselves, I understand.  But the fact remains the fat commissions will eventually become a thing of the past, just like the greedy stock brokers who thought no one could buy a stock without their "expert" advice.  Likewise the greedy market makers are mostly out of business.  The same thing happened with mortgages.  Realtors days of 6% commissions are numbered...

Never bought a home, but 6% sounds outrageous if that's true.

It used to be 7%.  300k house, you pay the realtor $21,000.  PF outrageous.  The way it "works" is that the seller has to pay the realtor the entire commission.  This gives a buyer virtually zero motivation to not find a realtor because they don't actually "pay" the commission.  Then if the buyers realtor is not the sellers realtor the buyers realtor gets a kick back from the sellers realtor.

It's a racket, just like I said earlier.  They will NOT find you a buyer and settle for 3% commission, they all work together to keep that from becoming normal.

Realtors are just as bad as lawyers taking 30% on top of paperwork filing fees.

Well let's not go too far here.  They are just "spoiled" because they have been able to largely maintain their dominance.  The commission I paid on the last deal was "only" 5% so "only" five figures!

The low commission stock broker story matches the realtor what's likely to happen story.  When Schwab first came out, some were reluctant to "lose" all that expertise the $60 commission provided to sell 200 shares of IBM.  Eventually, Schwab lost out because they are too expensive and greedy even as discount brokers.

The difference of course is every house sort of stands (leans?) on their own.  Zillow is working towards becoming a bigger force in the real estate market, where people can see the listings, historical information, on their site.  What's next is for them to offer sellers a cheaper alternative and gain their trust that it's a good alternative as well vs. the traditional realtor.
