Buying A House!

My boyfriend recently got accepted into college, and starts in January.  We started looking into rents in the areas around his new school, and they're outrageous!  $800-$1000 for a ONE BEDROOM apartment - fucking ridiculous!  Also, most places don't allow pets (especially dogs) and there's NO way we're parting with our dog, so fuck renting. 

The housing market in our area (Boston) has been in a huge decline lately...it's a total buyers market right now, with a lot of houses sitting on the market for months upon months, and dropping in price like crazy.  So we went today and got pre-approved for a mortgage!  We're going to be buying a 2-3 family home, and after running the numbers, we'll actually be paying LESS after taking the rent we'll be collecting into consideration, than we would have been paying for a lousy 1 bedroom apartment.  And we'll be building equity, and have a sound investment for the future!  Yay! 

After he's done with school, we'll move out of the unit in the multi-family, rent that one too, and buy a single family.  Or, if the market has rebounded, we will sell the multi family for a profit.  Either way, I'm so excited, things are finally falling into place! :dancing:

Thank you very much!!  I've been in the mortgage industry for like 5 years, so I always knew this is what I wanted to do...the time is just right now, and it's finally happening!!  I'm sorry if I sound like a raving lunatic...I'm just so excited  :crazy2: 

Also, the lady handling our mortgage application...I worked for her for 2 years, she's one of my closest friends...so they're going to do it for minimal money, and get it done fast  :thumbup:  Yay!!

Congratulations Liz! I have thought about buying a house as well. Screw paying a bunch of rent. And I don't even like my apartment that much.

But, I don't know if I want to get tied down to a place. I like the thought of just being able to get up and go whenever I want.

Yeah, rent is wasting money...I bought a house 5 years ago for 150K and am now selling it for 200k....After what I already have paid off I am going to make around 100k on it. Definately the way to go.

Hey Randal!  your sig made me crack up laughing! I'm glad the boards are back up so I can reply to all of these threads now! 

It just makes so much more sense for us to buy than pay rent.  Right now where we live is awesome...ton of land, nice house, great area...but it's not ours and that's a huge deal tgo both of us.  Plus, suffer would have like an hour and 1/2 ride each way to school, and that would be without traffic.  With traffic, forget about it, may as well just stay home. 

Rent for a 1-2 bedroom in the area we're looking in is about $900-$1100 a month.  Plus utilities.  Plus, most of the places don't allow pets, and frankly, I'd rather be homeless with my dog than live without her.  We got our final pre-approval letters last night, so now we can start looking seriously and submitting offers and whatnot :dancing:

In Massachusetts right now, the market is tanking, big time.  Plus during the winter (especially around the holidays) noone buys homes, and we are.  This all works in our favor big time.  After putting 20%-25% of the purchase price down, our mortgage payments will be roughly $1500 a month, plus taxes (about $250/mo) plus insurance (about $100 a month).  So say $1900 a month, to be safe.  We will likely be buying a 3 family, so we rent the other 2 units out.  Depending on how many bedrooms there are in each units, we'll get anywhere from $800-$1300 per unit.  So WORST case scenario, we get $1600/mo in rent, and pay a few hundred bucks a month to own a 3 family house of our own.  Makes so much more sense than tossing money away on renting a place.

And Randal, you make an excellent point about "feeling tied down" to a place.  That was a concern of ours, too.  We love to travel, and plan on doing a lot more of it.  For the next 3-4 years, we're tied down to that area regardless, because of suffer's classes.  After he graduates, we plan on buying a single family with a ton of land, and renting out the unit that we were living in, and just keeping the multi family as an investment property.  So, no need to be tied down to a house if we don't want to be :smile: 

Thanks for all of the nice posts and congratulations from everyone  :heart:  We're both so excited, and it means a lot to me that my friends here are happy for us too!  I'll keep everyone updated along the way and hopefully we'll be moved into a place withing about 2 months or so  :thumbup:

i have considered renting with my friends over the past while now. But i was just reading a book writen about shelter, it's actually called Shelter, written in 73.

Thats besides the point. What i am getting at. Is if you can afford to rent you can afford to buy. instead of paying somone elses morgage you can pay your own.
Buy a peace that needs a bunch of work. Fix it up in 13 months you get your money back with some extra.

This is somewhat true...the problem most people run into is lack of downpayment and lack of good credit.  You can get aby without 1 or the other, but not both.  You need decent credit to do a loan with no money down or a loan of money down to do a loan with no (or bad) credit.

That's why so many people rent  :tongue:

Wow, that's a LOT for rent!  if we wanted to live IN the city, like downtown Boston, it might be close to that for a 1 bedroom with parking, but we're talking about 1/2 hour north of Boston, where it's a bit quieter and there's less traffic :smile:  I emailed a realator last night and am waiting to hear back, so that we can start looking at places.  We have a list of about 50 homes that we want to look at, so hopefully we can find a place fairly quickly and get it before prices start rising again.  Some of the houses on our list have dropped close to $100,000 since they were put on the market, it's crazy!

What's your point? 

I had to give up my THREE cats actually, and it was one of the hardest things I've ever gone through...and will never part with a pet again.  Hence buying a home instead of renting one, so as to not be at the mercy of a landlords "no pet policy" ever again.

So just to keep everyone posted, we went house hunting yesterday (again) and found a house that we absolutely love.

It's huge, and gorgeous, and pretty much everything we want in a place. 

It's a 2 family - 1 side is 3 bedrooms, a kitchen, bathroom, livingroom...the other side is like 5-6 bedrooms, big living room and kitchen, and 1-2 bathrooms.

The best part is, it's on 5 acres of land.  That's pretty much unheard of around our area.  Oh, and there is an above ground pool with a deck around it out back.  It's priced incredibly cheap, because the husband has leukemia, and they're moving into a smaller place because they can no longer afford or upkeep a property this big.  Right now it's listed at $40,000 below the assessed value of the place, which is just unbelievable. 

Hopefully we hear from our realtor today and can move forward with putting in an offer on the house  :shocked:  I'm so excited. :crazy:

Our dog would have a ton of room to run around, we could live on the 3 bedroom side, and rent out the other side for a ton of money to help with the mortgage payments!  I'm trying not to get my hopes up, but clearly it's too late for that.

I pmed you the list price, etc. As for square footage though, it's about 3500 sq feet - some of the bedrooms are fairly small, and actually the listing lists one side having 3 bedrooms and 1 side having 4...but when we looked through it yesterday, the larger side definitely had 5-6. Maybe they were using what was originally intended to be an office or a den or family room as bedrooms? Either way, it would be a great rental.

3500 sq feet is a lot of house.  be prepared for a LARGE decorating cost!

When I divorced and was given the house (she didnt want to take the payments) it was just impossible to decorate, and it was only 2200 or so.  Now, living is a much smaller place, but designed a LOT better, I can actually afford to decorate the damn place as well as feel cozy and 'at home' in it.

Even all you fags do find my taste in art ugly :wink:

Luckily my boyfriend's family has more furniture/art than we could ever use to fill a 3500 sq foot house with.  They have an entire HUGE storage unit filled with house stuff - couches, tables, beds, artwork, etc, all stuff fro houses they've sold, the stuff leftover that they couldn't cram into their other houses :lol: So we'll be hooked up in the furnishings category.  Plus, IF we buy the place, we're going to be living in the 3 bedroom unit, not the huge one, because we have no need for 5-6 bedrooms right now, and can rent that for a ton of money to help with the mortgage payment.

We are renting a three bedroom home right now, for $750 a month. I'm beginning to feel that this money should be going towards ownership. Ideally, I would love to negotiate with the real estate company that owns the place for a contract for deed, but if they are able to get this much money from us each month just to be here, why would they want to do that?

Regardless, I'm working to build my credit with truck payments. Now would not be the time to start thinking about buying a house because I'm just now starting to take responsibility for our financial situation (we make enough money to live here, pay our bills, take care of our animals and our vehicles, and live comfortably enough, yet we are often careless with our money). In one year, I'd like to be one month ahead on all expenses (we both get paid bi-weekly, and two months of the year (or is three?) we receive three paychecks instead of two, and that right there is quite the opportunity to get ahead (when they come around, though, we are a bit behind in bills and treat it as an extra paycheck instead of rolling with it as a one-two, one-two cycle).

Anyways, I'm in retail and am interested in becoming a salaried member of management before I move onto bigger, better things (or, at the very least, staying in retail and doing the same), and doing so would imply the possibillity of ending up anywhere in the region. Fortunately, we are not at all attached to this location....

Ultimately, we would get a loan to buy a house and work towards paying it off. If we had to move elsewhere (I also do not like the idea of being tied down to one geographic location :smirk:), we could rent to keep paying off the loan. I think that we would either be interested in getting some farmland in Iowa or some acres in southwest Wisconsin, in the forested hills.... Maybe both? :grin:

All I know is this thread reminds me of Stewie... "It's good to have land". Damn, couldn't find a picture of him in the rocking chair with his lemonade... :frown:

so the realtor just called us to let us know that apparently an offer has been accepted on this place already.  Actually, apparently an offer had been accepted on the place before we ever went to go see it...so I'm not sure why they wasted our time bringing us there to see it if it wasn't available.  I'm really disappointed...this was a really good deal, and everything else we've got on our list to look at sort of pales in comparison.  But I guess it's partially my fault for allowing myself to get excited.  Oh well :shrug:

I guess the search continues.

I hate it when people can't do their jobs correctly.

We never should have been brought to a house that was no longer available.

Our realtor should have told us thisright away instead of us getting our hopes up.

Blah. 

I feel like noone has a fucking clue what they're doing in this process other than me, and the woman who's doing our mortgage.  I had to explain to the realtor a few nights ago something that was printed on a listing sheet, like, what it meant, and why it was like that.  :rolleyes:  That's just stupid.

I'm frustrated with the world right now, and I hope we find a house soon.  I just have to put that one out of my mind and not compare every house I see from now on to that one, with that price.  I really just wish I had never seen it.  :frown:

So the saga continues...

The bank that is about to foreclose on this house has decided that they want to receive multiple offers, and be able to pick one, so we're putting in an offer today.

We are doing a program that will allow us to close extremely quickly, which hopefully the bank will like, and accept our offer...but who knows.

We'll know in a week or so if they accept it or not.

/me crosses fingers

I'm going to try not to get my hopes up too much until we know what's going on.

No, we're not "bidding" since we don't know what the other offers are. We offered $10,000 below the asking price, and if they accept it, great. If not, oh well, someone apprently offered more than us.

We don't know the balance owed, but that is the reason the bank is reviewing all offers, because they need to make sure any offer they accept can cover the payoff.

Obviously, but tax records don't show the mortgage between then and now, and since they bought it 20 years ago, and have done a ton of improvements on it, I'd be willing to bet they've done a few cash out refinances. Since they're being foreclosed on, there's no way it's the original mortgage for the original sale price, which, 20 years ago, would have been next to nothing.

I do know what the house is *worth* though, and what it's assessed for by tax records, and it's a hell of a lot more than what we offered and what they're asking for it. So either way it's a good deal if they accept our offer.

Thanks goobler :smile:  I hope it works out.  But I have a feeling you may be part right...I think the agent for this home is going to *try* to turn this into a bidding war, and we've already discussed that possibility.  Although the house is definitely worth a lot more than what we offered/what it's listed for, we're not going to go nuts bidding over a place.  If they don't accept our initial offer, oh well...we find someplace else and deal with it  :cool:  Thanks for your help.

So it's been a long time since I posted in this thread.  There have been many ups and downs in or house hunt.  A few times we saw some gorgeous houses, put in offers, only to be outbid.  I kept telling myself that if it was meant to be, it would happen.

Well, I was right.  We upped our search criteria the other day by $25,000 and a house popped up in our search in a community that we thought was way too rich for us to even consider buying in.  A 2 family, on 1/4 acre of land, directly on a pond.  Dead end street, right by the center of town and all the necessary shops/conveniences, and almost no traffic on the street itself.

We put in an offer immediately after we saw it, and it got accepted tonight.  We're probably going to close on Feb. 1st, but since the 1st floor unit is already vacant, we're going to try to work something out to move in sooner - so that when my fiancee starts school on the 17th, he won't have to commute.  We can get in there, paint, clean up, replace stuff that needs to be replaced...and be settled in quickly :smile:

I'm so excited I can't even begin to describe it.  This is an awesome house, for an awesome price :smile:  The seller is apparently going through a messy divorce and needed to sell ASAP, so we're getting it for ridiculously cheap.  We're having a home inspection done on Thursday afternoon, to make sure that everything is ok, and that nothing major needs to be fixed. 

Anyways, with any luck, in a few weeks, I'll be posting from our very own house, while my pup swims in a pond in our backyard  :heart: :thumbup:

Updating this thread!

We signed a purchase and sale agreement on Friday on this house, after some bumps in the road.  The home inspection we had done brought to light some issues that need to be resolved with the place, so we had to have some contractors/foundation experts/roofers/etc come look at the house and give us estimates to we could decide if it was still worth it.
We were also able to renegotiate the price on the house due to some of the improvements that need to be made, and finally were able to agree on all the details.  We're actually getting the house for $900 LESS than the seller paid for it in 10/04.  We got the appraisal done already and it came back perfect.  We're probably going to be able to close in about 2 weeks :grin:  I'm very excited.  My fiancee started school on the 17th, and so far his commute hasn't been too bad.  He set up his schedule so that he's not driving there or back during rush hour for the 1st semester.  Hopefully though, within about 2-3 weeks we'll be living there! Yay!  As soon as we move in, we're going to have to paint some stuff, install a dishwasher, fix a leak in the bathroom, among some other things :tongue:  It's going to be a bit stressful at times, but I think it will be worth it.  We both love the house, and the area is perfect, and the yard is too!  Our dog is going to love it there :tongue2:  Anyways, just wanted to update everyone on what was going on.  In less than a month I'll be posting from our very own home, with tenants renting from us upstairs!  :dancing:

:shrug: Nothing was slanted inside the house, we even had the home inspector specifically make sure of that, because it's an older home, and SO many of the houses we looked at were severely sloped inside due to the foundations settling.  He said it wasn't at all, so I'm confident it's fine.  :thumbup:  Plus if we have a pool table at all, it will be in the basement after we finish it, so no problem :smile:
