A list isn't bad, but not your method.

He should mail it certified mail with a return receipt. This way he not only has proof, but it doesn't cause a face to face confrontation. And, if she refuses to sign it he can still show a judge that he mailed it.

OP, if she refuses to sign it and it comes back... do NOT open it. Leave it sealed so the judge (should one be needed) can see that it is as you mailed it.

I was naked, just got out of the shower when I heard unfamiliar voices in
my living room, I grabbed my pistol and rushed to the living room still
naked and dripping wet, there a lady with a clipboard and a family, mom,
dad a son and a couple daughters were shocked... my lease said 72 hours
