Yes exactly, great opportunity to mention the stuff that needs fixing.  Take her through and show her all the issues.  If they are expensive enough she probably won't be back any time soon...

Unless you have a huge grow op, shouldn't be a problem.

I used to have landlords that stopped by if I didn't pay the rent by the 1st.  One time I saw them outside and quickly removed all of my clothes and put on the sexy male thong underwear my girlfriend had given me but I had never found an occasion to use.  It's like a speedo but more revealing.  I answered the door wearing only that and they never bothered me again.

Shitty dude, I would get a hold of the landlord and tell
them it might be late. There's a good chance she might not
make it to the bank if she's hospitalized.

You could always start pawning her shit! :lol:

So it seems the concensus is to point out issues to her.
Either way, it should be good for you. She either fixes your place up, or leaves you alone.

i have one more thing to ask.. i have a bit of a mess on the very side of the house in the back. it's a small area and it is not visible from the outside, nor from the inside, you'd have to go inside and walk around or stick your head over the wall. anyway it's really no big deal just an old christmas tree, a few bikes, an old desk and a bunch of leaves, and stuff i dont use anymore. my question, can she tell me to clean this up?.. i mean, this spot was basically made to put your old shit in. im am not a messy person and i will eventually clean it up today, but suppose i don't clean up, can she tell me something about it?.. does she have the right to tell me to remove anything she personally does not like from the property, even though it is not illegal, visible to the public, or a nusance to neighbors, which it isn't?.

She can't tell you what to do with your things or anything in that house.
She doesn't have any right to do anything other than come in, in that respect.

I would take care though with a bitch such as this.
Landlords DO have the right to kick you out for stupid fucking reasons like renovation and selling.
That's actually the first thing that came to mind when you
mentioned her taking pictures.
I'd consider cleaning it up, but she sounds like the type
that might ride your ass more if she thinks you will do it.

yea man most definitely. im afraid to even even ask her for shit or rebel in any way because i don't want her snooping around more than she already is. i suppose im just going to try to be as evasive as possible so as to not spark her curiosity.

i do not doubt for one bit about the renovation and selling etc..


this house is cool, lived here for over 8 years or something like that, wouldn't want to move out anytime soon..

When I was a tad (oh, just a tad :wink:) younger, I had a landlord show up at my door unannounced. I know where he was living and it was a three hour drive each way. The look on his face when I turned him away was almost as good as the look on his face when the judge told him he couldn't evict me for not allowing him in.

I thought he would have a stroke he turned so red, but he never showed up unannounced again.

laws differ from state to state, but in most states including mine all they need is to give you 24 hours notice.

My guess is she's paranoid about OP growing weed in the place. Probably a good idea to keep an eye out for a new apartment where hopefully the landlord is not going to be on your ass all the time.

I would have a written request of all the repairs you want done prepared for when she arrives.  Make 2 copies (one for her and one for you) and ask her to sign both (before letting her in, if possible).  You won't have any sort of case against her for incomplete repairs unless you can document that you've actually requested the repairs.  Documenting things like this shows her you are serious and informed about your rights and will probably make her a little less likely to continue coming by for insignificant and random inspections.  Plus, you might actually get thigns fixed this way.  Good luck

A list isn't bad, but not your method.

He should mail it certified mail with a return receipt. This way he not only has proof, but it doesn't cause a face to face confrontation. And, if she refuses to sign it he can still show a judge that he mailed it.

OP, if she refuses to sign it and it comes back... do NOT open it. Leave it sealed so the judge (should one be needed) can see that it is as you mailed it.
