Bribing local Realators
    #13533362 -

My house is still sitting on the market, and I want it gone and turned into cash. I am not looking forward to paying a heating bill for a 2000+sqf house through the winter (again), that i dont live in.

so apparently I can offer a bonus to the agent that sells my house, on top of the standard commission. The house is for sale for $45,000 and Im thinking about offering a $500 or $1000 bonus to motivate realators to get some people through my place and hopefully initiate some offers.

all of my local real estate agents (400 of them) get an e-mail every Monday morning. In that e-mail they get updates on properties and things of that nature... my bonus would be included in that...

so, any opinions on if i should go with $500 or $1000? or perhaps some other incentive?

How much will the heating bill be?

Don't you have a realtor representing the property already?  If so, who will get the bonus?  (your realtor, or the buyer's).

It sounds like the bonus will be about doubling or tripling the realtor's commission.  That's decent incentive.

It could work, but just be careful you don't get a crappy buyer like someone with bad credit, or a weird contingency clause.

You could also try lowering the price of the property.

By 500 or 1000, helping the buyer instead of the realtor.

But if you need the money, bribe the agent.

its a buyers market right now, the only issue is a lot of people cant make it through the legal loopholes of the banking loan paperwork.

they have made it extremely tough to get approved

Yep. I had the damndest time buying my place, and I didn't even want a loan, I just wanted to pay it off.
Hassle after hassle, I can't imagine trying to get a home loan.

(Which is good and all, it's just tough to deal with.)

exactly !

we bought a nice house and even with two people with good credit, two secure jobs, and proof of income and savings, they still almost didnt approve us. and this was before it got realllly bad.

just like doc, i cant imagine how hard it must be now. especially for people with average credit, so so jobs/job history, and no money for a down payment etc.

the banking and loan sector have literally gone from one extreme to another. from giving loans to anyone and everyone , inflating the market, and eventually causing this mess.

to now not giving any money at all, even to people who legitimately can handle and deserve it

Interesting.

I was approved for much more than I could afford.  I was thinking:  "They're still doing this."

Well, reducig the price $1000 to the seller will have no effect what so ever. however, getting more foot traffic through my house would definitely be worth it. There is quite a surplus of properties on the market right now in my area... and if it takes extra incentive for a Realtor to show my place over the one down the street, i have no problem doing that.

The housing market in Pyongyang must be especially shitty right now.

I feel you mang, I have a house sitting myself.

What sucks is that my Realtor gets a lot of traffic through there, but they always complain about some small little thing. I had no problem renting it out the last 10 years, and then this year its like bam, nobody wants it. craziness.

Not at all.  I have stellar credit and no debt.

Even so, they approved me about 5X my annual gross.  I was sitting there like, wtf?  I couldn't come close to that, why on earth would you approve me for so much.

Offering a bonus to the agent works sometimes. Try a bonus with deadline for offers. Another idea i already gave in another thread was offering seller financing. Figure how much you need down and an interest rate. Then decide if you want a balloon mortgage (payments for a time and then pay the whole thing) or a regular long term mortgage. Long term and you might run into inflation which will mean your paper is worth very little in 5 or 10 years. Tie the interest rate into the prime rate plus a percent and you will get takers. That way if interest rates go to 20% you are covered.

There are lots of people out there with not good enough credit but who have 5 or 10k in cash. If they can't pay you just evict them and keep the dp.

We sold our house last year and bought one this last summer. Friggin mess, like T said hasle after hasle. Our house sold super quick why? We painted the outside and inside cost a bit but it was worth it. The yard had a nice appeal...first impressions can't be underestimated. The last but most important priced according to what is being sold in your area. If you have a 1500sf house find the mean of three close to what you have and lower it by a couple grand. Thats how we sold our house in two weeks even in this shitty market. Bribing the realestate broker could help but it is up to the buy not the realitor.  myc

Very true, mike. We haven't seen his house and don't know the condition. I'm working now on the houses i bought. One is getting painted inside and out right as we speak. It will be a knockout and i don't even care if it sells. I will rent or rent to own and the fixing up will pay off now or later. Retail customers do not want to do any fixing or painting. If they do, they want it dirt cheap. You can't do anything about location so work on curb appeal, fine tune the price and offer financing. If that fails, try rent or rent to own. At least you will have money coming in.

You can offer anything you want.  It won't make a difference.

Ignore mr negative. Incentives to the realtor will make them work harder. You have told us nothing about the condition or what you are doing. If you want more help you have to tell us what you are doing and what is going on.

They are already motivated to try to sell his house.  They can only do what they can do, which is generate traffic.  Agents don't make the market.

My wife is an agent.  She works just as hard to sell 5% as 4%.  Idiots who overvalue their property always think it's something else.  It isn't.  If it's been on the market a while and still hasn't sold I can assure you that there is nothing an agent would rather do than stop wasting their time showing an overpriced piece of shit property.  An extra few dollars won't matter.
