what to do with big ole nasty chunk of land

This is basically a what would you do question... the possibilities are endless, but we want to try to live on the land in 2 homes, retaining maybe 20-40 out of the 150 acres.  Ideally whatever choice we take would lead to early retirement or at least partial retirement.

We now own free and clear besides tax, 150 acres of premium lake adjacent property.  Some is lake view, the majority is not.  Lots, not acres but 1/4-1/2 acre lots, in this area that aren't lake view can go for $30,000 and up, and 3-4 times that for the lake view. 

My fucking head spins thinking about the possibilities.... just for fun, what would you all do with the land? 

We have discussed developing the land for lake side residential... but we are not loaded nor do we want to spend what savings we have on the MASSIVE process of developing the land- I'm taling about clearing roads, running utilities, surveys, permits....  We are just ordinary hard working people with BIG dreams.  I am now thinking of easier and safer options besides building homes to sell.

I thought about logging the majority of it (select cut), and clear cut for roads and for a farm and homes...  The trees alone could bring in a lot of money... and then sell the majority of the land for income slowly and as needed.  All the while we would live on the lake view part and become mountain men.  Farm and keep animals... boat, ride four-wheelers, and basically just kick back.  I'd start a hobby grow of edible and medicinal mushrooms, and maybe earn a little income from a variety of my skills... start a business here and there if I get bored.

Again with the spinning head, we've never dreamed of these possibilities, feel like we won the lottery!

WTF would you do?  Open to any suggestions - this is meant to be fun :grin:

If it were me I'd rent it out for parties and festivals.  Of course, I would have other motives for that besides money.  :grin:

The select cutting of trees might be a good idea if you do it in a sustainable way.  I would wait another 14-16 years to start selling pieces of it.  That's about when land prices should hit their next peak.

its thick forrest over rolling hills...  Would have to clear cut a lot for a festival... I had thought of that too!  Great suggestion!

Waiting 14-16 yrs is not in the cards, not if we want to build 2 homes on it within the next few years.  This is high priced land even now, it being adjacent to a large recreational lake.  I'd like to sell it off piece by piece, both to maximize the value of a lot, and to provide a yearly income rather than a buttload of money at once.

I'm really thinking about creating a community with my family and friends... living off the land, but with nice homes and boats and toys and shit.  I hope to be growing edible mushrooms in the woods and blazing on a couple of four-wheelers doing whatever the fuck we want!  I'm not lazy, but I learned long before this land was even in the picture that the hussle bussle 9-5 just ain't for me.

eh, its definitly not gonna be for sale for a while.  Its actually my in-laws' land, but asked for my help with what to do...they intend to help us out too, as there is so much potential and they are pretty simply folks. I'll post it in the marketplace when we're ready!:grin:  I can't even get in there yet but I've read posts about it, lol.

Its in beautiful Tennessee, maybe 15-20 minutes from town... lots of cabins and custom homes.  People don't even want a yard.  Most lots are sold by, I believe a 1/4 acre or a 1/2 acre.  Rocky and hilly... I'm not even sure if there would be a good spot to farm and maybe keep a few cows...  but I'm sure a level spot could be found and clear cut out a bit. 

I really want to sustain the majority of this land for our own uses.  They may want to open a bed and breakfast joint, and we'd like to farm.  Maybe even open a camp for troubled punks or something :rolleyes:... we'd like to do good things with it.  I thought tonight about starting with a bed and breakfast, then developing it into a mushroom farm open to visits.  People could stay in cabins and work on the farm...  Gimme 5-7 years and I'll let everybody know on the Shroomery to come stay at the bed and mushroom farm!

when you say $30k per 1/2 lot in your area, do you mean lots that are ready to be built on or uncleared lots like you apparently own?

b/c if  you can sell these acres "as is" (wooded, uncleared, off the grid) for $30k per 1/2 acre, you are going to be a very wealthy guy.

no reason to clearcut for a festival. it could be a huge party in the woods. also another good idea is to clear just small areas of land and grow crops. I will come farm the land if you need someone. I am in desperate need of a job and I would love to grow some food

yeah, I am still figuring out value...  I think 30k per half acre is probably cut and hooked up with utilities, so that is probably a stretch.  We are currently waiting on timber prices to go up a bit, before we select cut just the oldest and biggest trees and cut in a few roads.  Taking the old trees is actually beneficial to allow younger trees to grow... here in the south there is no shortage of trees I assure you.

There is some wealth in the land, but probably not 30k per lot, unless we go ahead and run utilities and sell it ready to build.



and yeah, I wouldn't clear cut for a festival...just for the stage areas and roads.  It'd be like Rothbury, that would rock.  Too close to Bonnaroo though, but I guess one could take advantage of that and host a festival the following weekend...  :strokebeard:  That's probably just a dream

believe me, I've thought of that.  Considered building a couple lake homes and just live out there very private, farming, raising a few cattle and sheep, and just kick it.  Getting the ball rolling is hard at this point, the land is just officially traded hands.  I don't have full say in it, but we've all talked about different opportunities for the family.  I'd be happy keeping just half the land, and selling or building on the rest for income.  I am definitely interested in getting some residual income off this, gotta think lifetime aspect as well.

I just always think its funny when a shroomery thread pops up in google, especially in the top result.

as a real estate developer and a capitalist, here is what i suggest you do.

choose what you want to keep.

select logging of the land you dont want.

then sell off your parcels on what is called contract for deed, on e-bay or some other auction site. this will allow you to sell off most of your land, and take a small down payment, and then recieve monthly payments on the remaining balance....

but the catch (good for you) is that you are carrying the balance, at something extreeme like 10% interest, which YOU get to keep in the end.

so, you make it a 10 year note, and eventually you will actually get up to %50 more money for the parcel than you would have gotten if you sold it flat out, which you probably couldnt do in this economy anyways!

plus, it gaurantees you a solid income stream.

furthermore, if you attach a balloon clause (acceleration clause) if someone misses one payment or more, the remaining balance on the land is due immeditaely along with any interest that would have accrued, which no one ever pays..

in the end, you could end up selling a single parcel of land several times to several different people, who all eventually default.


and the best part is this, these people that buy land on e-bay.... they rarely if ever go to the land, theyre just rich people that have too much money, and big dreams that they wont turn into reality. so in the end, they never will show up, and you get your solitude.

Man,
You're a land owner. 

Do whatever you want with it. 

I'd get to farming it.  Mushroom plugs in some trees, compost as much matter as you can over the winter, spread it on early in the spring, then get to planting.

Plant the trees asap next spring.

Set up a green house this winter and utilize it early in the spring.

It's all yours.  Farm an acre or two, sell your wares at the farmer's market.  Can leftovers, get honey bees.  Shit man, do it big.  The best thing anybody can do for themselves and their family is to grow your own heirloom foods.  The healthiest and most delicious way to live.  You'll live forever if you eat your own home-grown food.

Plus, off in a corner, throw down 70 or so pot seeds.  Pull the males in July.

i've been thinking this one over.  I assume you mean auctions like some of the ones below... where the bid is for the downpayment, and then there is a predetermined value and financing offer.  That would be a good way to generate income, maybe getting a couple hundred per lot monthly for 5-7, or even 20 yr loans.  I hadn't thought of that.

I guess I have tons of questions, but I won't bombard you, I will do some research first.  In this situation do you or would you hire a lawyer to write the contracts, or is this something that can be done ourselves with a bit of research?  Also having the ability to inforce the financing terms and take back the title if failure to pay...  and also how does one determine lot boundaries and divid up a piece of land like this?

oh well, guess I bombarded them anyways... its late

i'd really appreciate if you could point me in the direction of sources to get started on something like this.  You seem to know your shit from this post and many others I have read.  Thanks for the great idea.  Have you actually listed any land and done this?  There really are some bids on land right now, I was surprised!
