How about we skip all the difficult ID work and just agree to call this one an Agrocybe praecox?

Yea man, me too. When I find them there I call them Agrocybe pediades, a smaller grass species of Agrocybe.

The print can not be white because the gills have turned brown as the spores mature. The print must be a brownish brown.

Yeah, A. pediades sounds good, I always found them on lawns growing with Panaeolus and Panaeolina in San Diego. Another slim possibility is the Tubaria furfuracea complex.
