Apartment/Condo/Dorm/House Rental Agreement Thread

I thought I would make this thread for all those who will be signing any sort of lease or rental agreement, be it for college or not.

That being said, I'd like people to add advice for things to look out for when signing, red flags, questions to ask, etc.

First addition: Know whether or not the management can enter without your prior permission. Most places will stipulate that in case of emergency they can enter, but otherwise they need to advise you beforehand. Make sure you know before you sign.

Know about subletting options: If you're a student, and go away for the summer, it's nice to sublet and get some extra cash back instead of feeding it into an empty apartment!

Furnished/Unfurnished housing: Some places have furnished apartments. It may (or may not be) more expensive than a non-furnished unit. Also the furniture may be a tad shabby.

Make sure you're not signed up for a SUBSTANCE FREE dorm.

this one really fucked me over this year. i'll have to stay here for at least 2 weeks before i can move and if any of the kids i live with catch me drinking and turn me in, i can be kicked from the school. worse if it's with an illegal substance.

watch out for apartments who entire first floor is vacant, floods and has green mold in every single one of the units on that level.  It happens with apartments hose first floor sits below ground level, sometimes especially with older ones.

If you live anywhere where ther's snow in the winter, look for a place that doesn't have electric heat and has heat and hot water included! My first appartment had electric heat and it made our first 2 bills nearly $350 when we were only there to shower and sleep! Gas heat can also require filling a tank which can cost upwards of $400. An apartment wiht heat and hot water included can also range in the same price range as one who doesn't so don't think that you'll neccessarily have to pay more.
You don't always get what you pay for!

Another HUGE thing is to research the area you are moving to. The school my boyfriend is going to this year has a few towns in the surrounding  area with cheaper apartments and nearly double the crime rate! Also if you need a job make sure the economy allows for an abundance of work. No work can = bad credit and unpaid bills. . .  I speak from experience!

when you do the initial walk through w/ the apt manager, document everything! every crack in the wall, every broken light switch, every pee stain on the carpet. If its not in writing when you move in, the management will document it on your way out and take it out of your security deposit. be a total fucking anal nazi about it.

and re: security deposits... if your in college, management will try and fuck you out of every penny they can. know the rules of your state. In WI, if the management keeps any of your security deposit, they have to give you documentation of why they are keeping any amount w/in 21 days of you moving out. same goes for the amount of time that the management has to return your security deposit. if they dont return it timely, per statute, you can sue in small claims for double the deposit.

dont be intimidated by them just b/c youre a young niave student, they will expect you to be just that and will try and fuck you. Know your rights.

over two years ago, our landlord tried to keep our entire security deposit b/c our friend hanged himself in the attic of our flat. But I knew our rights and we threatened to sue him for double the deposit. the asshole folded quite easily.

most state's laws are geared toward protecting the renter.

totally random actually. i think they must have run out of room in the regular dorms so i just got stuck there. i know for a fact i didn't pick substance free when i was putting in all my housing information.

on the plus side, i did get a single room, and this really hot chick that i've been friends with through high school is in the dorm right next to me.    :doggystyle:

yes, that's something i forgot to add. solid advice on documenting everything wrong with the apartment, all the little things, no matter how minuscule.
