i think that i could pull this off, i mean, i have the $ to buy it outright, but i want to buy some other investment houses as well.

as soon as the snow passes my realitor is going to go and check it out.

christ almighty.. $17k!? you could spend over twice that on repairs to have a perfectly functioning house and STILL make a bundle off of the resale. 3 bedrooms a mile away from campus is worth $1000/m, easily. paint the rooms some fun colors, pass it off as kitsch to artsy kids, you could charge like $1200+ per month.

no question about it. if the structure and plumbing won't take too much work, get it.

flipping houses is a decent way to make good money, right
now the market is saturated with houses that wont sell,
selling a house now is more than a challenge

You could put about $30,000 into this house after you live in the pile for while. With that $30,000 you could probably make a house that could resell for about $100,000. Just know the market and know the area. Make sure the area is fairly decent otherwise the house obviously wouldn't resell.


If you have any problems contact a real estate agent and they should be able to tell you anything you need to know.



edit - God damn, you better buy that house. That is a profit waiting to happen.

Caveat Emptor. Good luck on the inspections and all that, these old places often hold a lot more nasty surprises than one would expect.

Don't make an impulse decision on this just because you can, get the inspections done,the place doesn't look like its received any upgrading or care for years. I would definitely call this a big project if you plan to make it a home to live in for yourself temporarily.

However this could turn into a tidy profit for you if you do your homework right and make sure the market will be strong in the next few years and make sure as well that you think about how much this investment will cost in the long term, because buying a house is not like buying something off e-bay and then reselling it a month later. Complications can arise work and materials can be delayed and often life itself has a tricky way of interrupting. Good luck in this. Keep us updated.

Don't get it unless you can afford like 10-20 grand to fix it up as well. Check out how much other houses in the neighborhood goes for, if there isn't one around what you are planning on selling for, don't get it.

What city is this in? I know up here there is a minimum that banks will give you for a mortgage, i think it's over 50k or so. Ask about UFFI insulation, that shit can cost a fortune to get rid of and it's not a job you can do yourself.

Buy that thing man, if you've got the skills to fix it up and afford the house with the cost of renovating it. Just before you dive in get a town building inspector to check it out so you don't get screwed with a house full of mold, electrical/HVAC/plumbing issues or other problems. Thats the shit that will suck your wallet dry if you randomly find shit that needs to be fixed and screw you over.

Either way if its decent you'll end up with a place to live and eventually make money on by renting or selling depending on how the real estate market swings. Big plus being next to a college campus to dude, how big is the college near by? Bigger school the more money you can charge and more people.

he said the house is a mile away from campus. i don't know about other universities, but here in my college town any house within a mile will be bought up quickly to be rented out to college students whose mommies and daddies pay their ridiculously high rent.

looks like a really good price, doesn't look impossible to fix, you could just take down the outside walls and rebuild it and repaint it and it'd probably come out really nice(don't know about the inside)

i really think that's a fair price even for a new house, i think houses are seriously overprices.

Definitely get it inspected by an impartial professional like any large purchase before you make your decision. Otherwise, assuming you live modestly, it looks nice.

Yeah, right. Take down those outside walls and see what happens.

Also, $17,000 is nowhere near the cost of materials or cost of labor that it takes to build a house. 17k, youve got to be fucking kidding me. If I could build a house for 16.5k and sell it for 17k id be a fucking millionaire (for your sake well leave property costs out of this).
