mono tubs just seem like a pain.
since you got a room 16 x 18 feet, why dont you just set up a couple fully automatic greenhouses. you can find 3 and 4 tier GH on ebay and even target online has them now(3 tier) for a reasonable price. and yo ucan get cool mist humidifiers for cheap at thrift stores or even brand new..
that way.. you wont have to worry about 12 bulky monotubs, plus perlite for all of them, and all the other work involved in monotubs.
as for spawn. This guy uses WBS since its readily available in 40# bags for 8 bucks. and use coir + coffee + worm castings as my bulk sub.
Ralphsters provides great service and spores are a sweet price. he also does canadian shipping as well.

If you can spare a 5x5 ft area of your garden it would by far be the best to make your own compost from straw and horse poo or cow dung. This will take some months, but you can use these months to get your grain techniques in order. Poo/Straw/Lime compost will give you the biggest fruits and virtually no contamination issues. Get a big composting bin at a garden center and stack it with layers of wet straw alternated with poo and some lime thrown in.

Use closets that are climate controlled. You simply set up your trays in them.
Just some answers for your questions. I advise you to start small though, with "PF jars". Once you got that down you got your personal use covered and the jars can be used as spawn for bulk substrate.
