Well, both are possible. I'm currently testing both to know the truth by myself.
However, the reason why both are possible is that there is always air in jars. In quart jars, there is approximately 1/3 air, 2/3 rye. In a PF tek (1/2 pint jars), there is vermiculite, which contains approximately the same percantage of air in the mixture. So, yes, air IS necessary. Moreover, tests on the net proove that air exchange boosts colonization. When jars are stalled, you need to loosen the lids a tiny bit so that air exchange be possible... and the colonization keeps on spreading through the jar.
So, the answer is: air exchange is a bit more dangerous because of possible contamination, but almost everybody uses this technique (polyfill, loosened lids or the more expensive micromagic filters.) Mazapatecs: I have two polyfill jars, one loosend lid jar and one sealed lid. Gulf Coast: three completely closed jars. On of the polyfill jar (Mazapatec) started becoming white in one place 8 days after innoculation but it spreads very quickly once shaken. However, it is the only one (of the four) where I added a handful of dried cow dung (it certainly helped). It's been 11 days and no sign of mycelium in any of the three others, with or without air.
The three sealed jars were innoculated with Gulf Coast, and mycelium showed up after only 4 days and is spreading from many parts. It has been innoculated 5 days ago, so I can't say if air will be or not determining for the quickest mycelium growth.
A good solution would be to seal the jars once innoculated, wait for mycelium to show up shake a bit wait and open if there seems to be a slowing in the propagation of the sweet white cotton-like mycelium.
