I hate how the apartment I live at does these inspections for no fucking reason. They say it's for the "preservation" of the property and to see if they need new furniture and carpet. Bullshit, this place is like 3 years old. So they can come in at any time, whether we're here or not within the next few days. At least they notified us, but still. It's invasion of privacy and it's uncalled for. They have a security deposit so wtf? Do you think I should tell them I don't want them coming in here and possibly drawing suspicion to myself, or just hide what I gotta hide for the next few days and hope they don't keep doing this? BTW I'm calling my attourney tommorow to get her oppinion on if they have a legal right based on the contract. Which says that they may enter for preservation of the property. It's not in danger, this is bs. Anyone have experience with this?

How do they know it's not "in danger" as you say? Unless of course, they come in to check on THEIR property. I had mine a few weeks ago. Cleaned up all my pipes and shit, had no problems. Apparently all they did was walk around the rooms, or at least they didn't look too hard for anything.
If you're living in a college apartment, that may be different as they know you're going to have stuff. I opted for the non-college style apartment...i.e. mostly couples and families living in them.

Umm, of course it "could be". But what difference does it make if they check it or not. I can burn it down after they leave. It's just snooping plain and simple.

If they steal anything, you take their asses to court. Simple. If you're worried about this, take photo inventory of the things you have, and also make sure you keep receipts.
I understand where you're coming from, seriously, I do. But you signed the piece of paper, whether you read it or not. I'm lucky, apparently we only have annual inspections. Some of my friends get inspected every 3 months.
I made it very clear when I signed my lease I like my privace and expect it to be respected. Maybe I have great apartment people...?
Further, it's not their fault you are doing something illegal.
Think of it this way. You loan a car to an accquaintence for a year. Would you not, at least once, ask to see the car to make sure it's ok? Now, think of your landlord(s). They're renting out a fairly expensive piece of property, mind you this is also their source of income, to a complete and total stranger.

Have you ever had an apartment inspection before, and do you know what it consists of?
Most apartment inspections are for two things, safety and cleanliness (to a degree--my boyfriends place used to get RAUNCHY!)
They come in and they check the fire extinguisher level, test the fire detector, in most cases they'll change the filter on your air intake vents, check for signs of bug infestation (they aren't allowed to go through your things, but anything out in the open is fair game.)and generally see if anything needs replacing. Once the inspections are complete, they make their orders for supplys for their next "fiscal" year. I used to work in an apartment office, and I can tell you the guys that are inspecting don't want to be there any more than you want them there, and usually don't do half the shit they're supposed to do to begin with.

O.K. fuck whether it's right or wrong what they're doing, they're doing it so what do you do?
Read the verbiage in your lease about property inspection. The law says they have to give at least 24 hrs notice, which may or may not be reflected in the wording of the lease.
If I were you I would clean up all the stuff you don't want them to see, and then let them know that you have no problem with the inspection, but that you do not want anyone in your place unless you are also present. Tell them fine but they need to make a fucking appointment so you can monitor the inspection personally.
I don't think they could really refuse, but if you don't trust them give it to them in writing. Or simply tell them that you don't want to accidentally blow their head off when they come through the door.

yeah dood it sucks. dont hate, cause that is how it is. until you own property, you really dont have any rights...but with the decline in economy, and rise in realestate...that will not happen for alot of people.
I am in the same boat, i recently moved, and made sure i read the lease really well before i signed. Kinda fucked either way, but not nearly as bad as my previous place.
The gun thing may really work. Read your lease...you have the right to bear arms, but some apartments do not let you own a firearm on their property...i dont know the legalitys..but it will be definately addressed.
My old apartment strictly forbidded it, wich might put me in a legal bind when i pull a gun on the maintenence man...but my new place says I am just not allowed to fire one in a public place on the property.
If that causes too much unwanted heat, and attention..maybe get a dog?
Usually they will have you lock the dog in a room or something when you declare one...but then they will have to give you specifics on what time they are coming, and not something like "between monday and next thursday."
Most places will also give you the option of a keyless deadbolt. You could lock that and leave out a back door, and tell them you work nights and sleep durring the day and to schedule inspections better.
I dont expect to be owning any time soon, and my first apartment was a rush, and a mistake..the current one was a bit unexpected, and rushed, but I took my time. Pre-reading the lease, talking to residents, and checking apartment ratings on the internet are a must before I put in an application now for me.

I own rental property. The law says you must have a 24 hour notice but here's the bitch - - if I see drugs I can tell the cops and they don't need a search warrant. The cops have a name for it but I don't remember it.
Just have you shit put up and be sure it doesn't smell like you just smoked a joint.

Ha! This reminds me of an alarm I saw once. It detected any sound and played a vicious dog barking recording. So anytime anyone knocks they hear an excited and none too friendly dog start barking. That should keep anyone away. They still have to knock, they won't just key in.
Just throw some sheets over anything you don't want them to see. They aren't allowed to go through your stuff. I would also get a specific appointment. Nobody wants people in their place when they're not there. I'm sure they would honor that, they're probably just lazy so they give out a time range when they're going to inspect all the apts..

I'v had several apartment inspections. I have had next to no trouble during the inspections. If your really worried about it just make sure everything you need hidden if well hidden. I really doubt you would have any problems, but its never good to leave "stuff" out in the open, or where it would be found. If its a huge concern maby you could move everything you needed too into a car or give it to a friend for the next couple of days. Hope this helps you, and I hope your inspection goes well.

My apartment inspection consists of checking 2 fire alarms and 1 Carbon monoxide detector, I replaced the lock on teh bedroom/den room doors and lock them, there is no need for themt o be in there, and u know the maintence lazy ass isn't gonna bust balls about goingin there over anything. I was home once when they were here, it took them 30 seconds to do my inspection

yes, that is all an inspection should entail. and maybe changing the air filter for the furnace.
if the inspection is for something more specific(IE: water damage, electrical problems) then that will be stated(has to be) on the notice.

It's not like the landlord is doing me a favor by letting me stay at his place, and I have to act beholdent to him. Once I pay the rent it's not his place anymore. It's my place.
Don't be afraid to assert yourself with pushy building managers.

In my state they are required to give you 24 hours notice and if they don't, you can send them a certified letter demanding 24 hour notice and if they fail again you can easily sue them in small claims court for 100 or 1,000 dollars or something. Read up on your states landlord tenant laws.
Often the inspections are done by repairmen who really don't give a fuck.

That's all good as long as you do it tactfully as not to alienate the building manager and have him cook up a reason to evict you/ set that ass up.

I hope your lease does not say anything about that. On mine, if locks are changed/removed and management is not notified and given a key, you can be evicted. Further, your landlord still does own the property and building, you are just *leasing* the living space.
I also never said they can come in "whenever they want". Most places will give at least 24 hrs notice, but in some states, that is not legally required...and in some it is...know your laws and rights.
Finally, MasFina never said anything about them being "pushy". They are just doing their job and making sure everything is ok. He is bitching because he is doing illegal things and doesn't want them in there. That is his fault. They gave him notice and everything. It's his problem, not theirs.
I am curious though, MasFina, how did the inspection go?

Landlords can come in whenever the fuck they want especially in regards to illegal activity. If your landlord busts in your place and discovers a nice size grow room/lab of any sort and notifies police of his findings you think the cops are going to arrest him or you?
And remember civilians don't have to follow probable cause rules as do police.

I guess if you want to live like that it's up to you. I would never sign a lease that said the landlord can come in whenever the fuck he wants. I put up with enough of that surprise inspection bullshit when I was in the Navy.
If a landlord ever came into my apartment without first making an appointment, and I suffered damages of any kind from it, then I would have him arrested for trespassing. You can't rent out a property and still expect full access/use of that property. Access and use rights are transfered to the renter when he pays his rent.
Home is sacred, for renters and home owners alike. And BTW, it is very difficult for a landlord to evict a tenant who has a signed lease. It requires the order of a judge.

If a landlord opens the door of the house your leasing and finds a huge marijuana grow and then calls the police. The police won't say "this bust is not valid because it says on the lease that all inspections must be done with 24 hours notice"
That was my point. If the landlord has a key he can inspect whenever the fuck he wants, a contract is only a piece of paper with signatures not a magical forcefield around your house.
While legally binding if the landlord enters your place without properly following guidelines in the lease what does that do to the lease?? Just void the lease? You could sue for any damages occurred. But really what can you do?
Anyways fuck this shit, I am the landlord at my house.

I love that man---- kewl. That fool must have smoked some funky grass. I understand completely. It's fucked. I have a landlord that I shopped for that still gets in my space.
Around here it's slum lord stays away, and the good place landlords fuck with you. So I chose slum lord. I found a great, big, and cheap place... but still the slum lord even fucks with me.
I don't know how to deal with the shit. Buy a house - I guess... or keep shopping..
It sure is annoying though. I could tell my landlord to fuck off. Well, for the first couple of months i didn't want suspicion so I said come on in whenever.. and now I say fuck off.
He doesn't come around. He will always ask if needed, but you never know when a leak from a neighbors apartment or whatever will warrant an emergency entry so it doesn't really matter.
I can still be pretty freee with my shit because he is about as likely to recognise a shroom garden from anything in a box as the other rubbish I have used to camoflauge. He can walk right through it and not notice because it looks like everything else...
Packing boxes!! here, there.. He doesn't really look at them. And, I can be free...
Try it... camo with some packing boxes.. You can put all the water closets you want in a box with a tape hinge and some holes on top. LOL. Landlord il walk right by without a thought.
