question about apartment leases

well, its the first of the month, and rent is due. My friend and i are in a one year lease together until october. I jus found out from his girl that he is ditching me and leaving the end of the WEEK! Im not sure about the rules of an apartment lease, but is he required to pay til october if no one signs over for him? Figurin i dont have 100% of the rent this month, am i screwed? What can i do?

Yes. He is required to pay for it if you and him are on the lease. You should talk to your land lord and let him/ her know and pay your half. I had an ex do that to me. I actually just finished up on that lease.. but he is responsible for the other half. Keep in mind though if they don't receive rent they can evict you.. Even if your roommate is liable for the other half. At least this is how it is here.. Hope I helped.

if i was evicted...i would still have to pay the remaining 4 mos of the lease? or wud i be outta that? im guessing not since that is exactly what i want anyways...and it seems jus to easy to not pay lol.

If you are evicted you would be responsible for your half of the remaining months.. Now you can chose to pay it and then take your friend to small claims court also.. But yes even if you get evicted for some other reason (ie noise complaint) you would still be responsible. you can also see if you can find someone to take over your lease (if they allow sub leasers) or sign a new one. That would make the new person liable.

well, thanks for all the info...its good to know that he is still responsible...now i get the whole apartment for half price...and even lower if i move my other buddy in and make him pay for half of my half (without alerting the management of course.) Lol...maybe this is a good thing! Im still gonna check over my lease...i believe unfortunately its like 15 pages long...thx again
