its 3 bedrooms. i plan on having a roomate to split costs. and yeah all the condos in the neighborhood are 2 places attatched, then some yard space and another 2 places. the association fees are $100 a month. it doesnt come furnished, but i have furniture and shit from my old apartments. oh and no basement. here ill post the specs:

$100 a month condo fees isn't unreasonable at all, depending what it covers besides cutting the grass.
The "end unit" designation is a bit of marketing doublespeak since in the setup you describe they are ALL technically speaking end units, but from the photo it looks as if at least there isn't another one right next to you. Is that an empty lot or a street next to it?
I'm presuming the two upstairs bedrooms aren't particularly large -- I'm guessing in the neighborhood of 10 feet by 12 feet each one, right? Again, no biggie. That's plenty for most folks.
Four years old is just about the perfect age, too -- all the faults left over from building (and there are ALWAYS faults of one sort or another) will have been fixed by now and it's too new for any other faults to have developed yet. I swear I will NEVER buy a new house again in my life. It drove me nuts getting the contractor to fix all the little things they should have got right the first time round. You're wise to go for a used one, believe me. I wish I had.
What do they mean by a "bonus room"? Is that another word for the living room? Or is that in addition to the living room? At 21x14 that's a mighty big room, though -- 20% of the total floor space. If it isn't upstairs and there is no basement, just where is it located in relation to the kitchen, living room etc.? Odd that it remains "unfinished" after four years.
Central air is always great and the taxes seem reasonable. And it's still on warranty.
I dunno man... like I said, I have to admire your financial discipline in setting a maximum price and sticking to it, but sometimes an opportunity pops up where you really should take the time to rethink things. Looks to me like this might be one of those opportunities. An extra 6K on a mortgage at today's rates doesn't add up to all THAT much extra interest paid if it's just for a year or two, and you can always make a balloon payment on it down the road. Seems to me like you really want this place, and I can see why. Looks like a really sweet first home.

Yeah, you're not kidding. I swear to fucking god, everytime i go downtown, or around square one, there's a new skyscraper being built.
A one bedroom hole is now $150K? wtf?
The maintainance fees can really fuck you in the long run. I currently live in an old (30yr?) condo, and each year the fee goes up. When we moved in about 10 years ago, it was 300. Now it just hit $630. We OWN this place mind you, and we pay $630 for underground parking, a skinny lil indian security guard, an indoor and outdoor pool we NEVER use, a gym thats been 'under renevation' for the past year, digital cable that we simply DONT watch, and a whole bunch of stupid little things we dont really need.
...although, in contrast with apartments, they are much better. Apartments are simply filthy most of the time, almost run down crackwhore-ish.
Not to mention we bought for 122K and now its worth ~220. This is a 3 bedroom+1sunroom, 2 bath btw.
 Its a big investment, well worth it, but you gotta make sure you play the game right in the beginning. Check out the neighbors, the water quality, all that bullshit. GL!
