Find a nice place(that will stay that way for some time) and buy land. Have a home built on your land.

I thought about that. Not trying to have this be a permanent place to live. I want 3-4 acres, no neighbors, and one of those long driveways through the woods so you can't even see there's a house back there. = no reason for a cop to ever be on my property, and some nice privacy. (yea pretty specific..i know)

Prices are actually going to level off and decline in many areas I believe. With the economy sucking ass people just can't afford to pay these astronomical prices right now.

buy undeveloped land and build, the place I built my mom was appraised at $245k, I
paid $132k to build it and $6800 for the 6 acres it's on, in one year that was
$100k in equity she gained, build larger initialy because it's cheaper than adding
on later, McMansions are the trend now. thats homes in the 2500-4500 sq foot range

It is the only way to go as far as I'm concerned.

Or if you've got money and a good eye on where the yuppies are moving to, you can buy a couple lots in a new development(still mud for road) and build on one. Then when the road gets paved and houses start going up, sell your other lots and use the profit to pay for your home.

It is going to be interesting when the rates go up and all the suckers that bought expensive houses with ARMs get foreclosed.

Realtors.com
forsalebyowner.com

I have used these before. Property increasing and decreasing have alot to do with area and the house. I had 2 houses up until yesterday and the one I got rid of had not gained much value in 9 years but the one I live in has increased $20,000 in the last 2.

Also do some research on buying. We could have done alot better with the first house we bought if we had been alittle more educated about the process.

like peeper said, it really depends on the area, generaly the people moving to
that area, homes seldom depretiate in value, when they do its because they arent
maintained and usualy located in bad areas, in a desirable area, the houses
apretiation will slow but it certainly wont stop

Yes, the "housing bubble" is going to break soon. And it's not just me saying this - there are many experienced economists who are predicting the same....
