 My very first appointment ever with a realtor tomorrow

Tomorrow Kevin and I are going to talk to our very first realtor. It's kind of exciting, because it's the first step we need to take so that we can leave this small apartment and get a larger place. We're going to buy a duplex, live in one side and rent out the other.
I'm mega excited...what are your experiences with realtors?

They're good people.
Are you taking out a mortgage he doesn't expect to pay off for a long time?

No. My husband owns a management company and quite a bit of property already. He owns 49% while his grandfather owns 51% of everything. His grandfather is allowing him to use the money saved from his other investments to purchase the duplex. That way he can go back to college and get his degree without worrying about rent.
If everything goes as planned then this will be a very nice setup for us.

Can't say that Iv ever dealt with a Realtor before. Good luck to you on getting a new house though!

m00nshine is currently vacationing in Maui. Rumor has it he got rolled by drunken natives and is currently prostituting himself in order to pay for airfare back to the mainland but he's having trouble juggling a hairon addiction. He won't be back for a long while.

We just bought our first home (condo)
Our first agent was a really nice guy, but not very assertive. He was so nice he was almost passive, which isn't what you want for an agent we found out. We would have to call him if we wanted info. So after a month of not finding anything, we went with a family friend who was dying to help us, and we found a house in 3 days with her.
Trust me, you want someone who is a bit of an asshole and assertive. You don't want a "nice guy". You want someone with tact, but that isn't afraid to bitch someone out if they screw up things when dealing with you.
Also, even if your agent has 1,000 other clients, and you are their client with the least money, you should still feel like they have no other clients.
If not, dump them and find another agent. It is their job to make you feel like their world revolves around you. In this market (especially here in phoenix where home prices have gone up 35% just since january) you need to have a hard worker on your side.

Thanks for the advice! Any other things to look out for with a realtor? How does it usually work? Do you sign a contract or anything?
