good way to get out of a lease contract?

i need to get the fuck out of here but i still have 9 months left on my lease. i've been trying to find someone to take my lease over w/ no success. what's the best way to get out of my lease w/o dying or getting kicked out adjacent to a drug offense?

i had to do that sophomore year, i just found a friend to take it over.

Other than that, since you signed the lease agreement, i dont know of any other way to bust out.

If it's a small appartment, not owned by a company or something like that, you can just pack your shit and move - preferably to another state.
Lose your deposit, and take the chance that they want to track you down and sue you.

Either way, if you get kicked out or just break your lease and leave the only thing that will happen is that you'll lose whatever deposit you've put down on the place. If you tell management that you're moving immediately out they'll act bitchy and tell you that you'll lose your deposit, but thats really all they can do. Also you won't be able to use them as a rental reference for the next place you live.

no, if they can find you, they can sue you, though they won't necessarily do so.

thanks for the input. i'll have to just bust my balls getting somebody else in here to take over.  i don't think they'd have a problem tracking me down b/c i go to the university and would be moving 2 miles away.  it says in the lobby that if you are found w/ drugs you may get kicked...but also go to jail :frown:

It depends on where you live. In Washington, they can sue you for the remainder of the rent you would have owned. Which is alot, but thats why its a lease.

You may still end up owing the money, even if you are kicked out.  Where do you live?  Look for a renter's right group in your state or city.  In Washington, there is http://www.tenantsunion.org/.

I had a friend once who wanted to get out of a lease. He made up a
story about how his grandfather died and he was going to move in
with his grandmother to help her out. It was a complete lie but
the landlord bought it and let him out of the lease.

The landlord even said, "Give my sincere condolences to your
grandmother".

Hehehehe.

get evicted the old fashioned way...
throw parties, play your music LOUD, buy a dog ( amessy one) and oh, throw parties....

you will lose your security deposite, but most likey you wont be brought to small claims court for any more money. it all depends on whether your building is run by a corp. or an independant realestate owner.

Don't pay your rent, try to last out the last moth not paying (in the UK the deposit is normally 1 months rent) so you should be evicted, and they keep the deposit, but that shouldn't matter, as you didn't pay the last months rent. so you can move on and not be outof pocket.

Thats how I used to do it.

Yea, just getting up and leaving is a bad idea.

I believe in basically any state they can sue you for a percentage of the remaining lease agreement.

I know where I work if a customer backs out of a contract, even if they only have a year left our cut throat company will go after them and fight for ... can't remember the term, but it goes hand in hand with the liquidated damage charge we always file for..

Bottom line is that if there is a lot of money involved, they will find you and sue you. People are usually scum. Either try the "Landlord, my grandpa died." thing or find someone to take it over.
