4-acre cannabis consumption lounge, music venue could open near Ypsilanti

WASHTENAW COUNTY, MI - What the developer says is Michigan’s first combined music venue and cannabis-consumption lounge could come to the Ypsilanti-area.

The proposed project includes a 4,300-square-foot lounge, outdoor amphitheater and a 1,260-square-foot storage building across 3.87 acres at 2525 S. State St., according to preliminary site plans conditionally approved Aug. 27 by the Ypsilanti Township Planning Commission.

Landowner and applicant Michael Ludtke, also working on establishing a nearby dispensary, named the proposed venue Pipeline “in honor of the dead underground cannabis market,” or the “black market” where people in the industry used to belong.

“I always wanted to combine music and cannabis in more of a permanent way,” Ludtke said. “Right now, as a cannabis consumer, we really don’t have anywhere to really enjoy cannabis with any type of experience.”

It is the first indoor and outdoor consumption lounge in the state, Ludtke said. The indoor venue would be available for year-round events, and Ludtke said he is leaving Pipeline open to a variety of music genres.

“The main ones would probably be Detroit’s rap scene, more of the classic hippie-style bands like Woodstock-era style music, electronica, DJs – I mean really every genre of music that’s cannabis-friendly would be welcome,” he said.

Also including a place for food trucks, the outdoor amphitheater area would be shielded from the public’s view by a non-visibility fence, as required under state law.

Pipeline would be open to the public three days a week to anyone 21 or older for a $25 entry fee or for free with a $50 purchase at the dispensary. Planned hours are noon to 10 p.m. or 5 to 10 p.m. Monday through Sunday, depending on the day. One day a week would be dedicated to private events like parties or weddings.

The venue will be just south of where Ludtke is working to open a dispensary and growing facility at 1250 Watson Ave. called Frost Cannabis. While separate developments, the Frost Cannabis dispensary and venue will sit on six-acres of Ludtke’s land that township leaders allowed to be split into two parcels in April 2023. State law requires the developments be on separate parcels.
