I just started a party rental business. Bounce houses, tables and chairs, stuff like that.
This is just a side hustle, I have a day job still.

You could look into rental arbitrage?

Basically, you find a landlord that's willing to let you sublet. You furnish the unit (this constitutes most of the upfront cost). Then you rent it out as either a short term rental (less than 28 days) or medium term rental (more than 28 days, less than a year).

It becomes more of a hospitality business/job than real estate investment. In the beginning you clean the units your self and handle the guest communications. As you scale, you start to build out a housekeeping company and hire someone else to manage guest communications. Ultimately, you can expand the housekeeping company outside of just your rental arbitrages, and you can use your setup to run other people's vacation houses for a cut of the profit.

Ideally, you negotiate with the landlords to get multiple units on a 3 year lease for cheaper rent, no deposit, and a couple months of free rent up front. This way you have a better profit margin and can make back most of the cost of the furniture in the first couple months in order to keep growing the business.

A lot of the success of such a business depends on what your local laws are like and what the current short term/medium term rental market is like. You can find a lot of furniture for cheap on Facebook marketplace or if you live by a college then you can typically pick up furniture for free at the end of the semester.

I have a small scale version of what I just described that makes ~$200/mo/unit, but that's largely because I only do medium term rentals which have a lower profit margin.

Don't waste money on a course about this sort of stuff. You can find everything you need to know for free if you search around.

Start any service based business. Cleaning, exterior house-washing/pressure washing, window cleaning, etc. Low barrier to entry, high demand for the work, better pay than any hourly wage job you can list... Unless you are an Engineer, IT, Tradesman or Salesman... Double edged sword, because after 18 months I now have more work than my body can physically do. Still have a full time job. Can't afford to work less, can't physically work more. Still not making enough to put a dent in life. And I can't find any help for the business. So i started another service business with higher barrier to entry and more knowledge required - and less sacrificing my body. That business is not paying any bills yet, but it will next year. I'm going to keep sprouting some service based businesses until I can stop making peanuts at my 10-year tenured project management career in an industry that doesn't pay well. I will add, my first business that I started was done so by delivering Uber Eats food every night until I had enough equipment to get going...

People will always tell you 'this business is saturated, you wont make money, etc'. Saturated businesses are great, that means there's high demand and a lot of losers operating in that world. If you become the top 3 in your region, you will easily get your market share.

Only, at some point I lost my soul. Because all I can do is pursue money now due to the crazy cost of living, and I have never been interested in that world. i used to just work my 9-5, rent an old house, drive an old car and have plenty of free time. That is no longer possible... Takes a lot of man-hours to make an OK living anymore.

I don't even own anything, I am just doing all the above and renting a house.

What about using ChatGPT to write ebooks, paying to get them narrated professionally, then uploading them to sites like Audible?  Potential passive income...?

I currently work in Residential and Commercial emergency services; Fire, Flood, and Mold jobs. It's actually a very good field to be in with profit margins for the owner being generally between 40-50% per job.

I have been wanting to start my own little business as well and landed on cleaning flooring. Steam cleaning carpet and cleaning tile and wood floors. Pretty low upfront costs and potential to make a decent, steady income.

I also do day trading of stocks but I don't recommend this in our current economy. Stocks are still a great way to invest but day trading has become much to volatile for the inexperienced to have consistent success.

As someone else said, any Service business is a good start. Learn a skill and pimp yourself out. Window cleaning, Painting, Demolition, Carpentry, Plumbing, etc.

I currently do a Yard and General House labor service gig and its definitely has been paying off! Im thinking of expanding it to Consumer Product At-Home Assembly as well, i might find some extra work that way.

I've been working as a Realtor servicing Metro and Greater Atlanta GA for 4+ years, next month I am going to take the GA Brokers exam and finally be the Principal broker for my RE brokerage. I fell in love with helping clients get the home they desired, especially when they did not see homeownership as even a possibility, but my talents are business development/structuring. Being the Principle broker of my RE brokerage allows me to pursue my passion, teaching.

Getting here has been a journey. I had to go through periods of failure and loss to get to success and wins. The truth is failing and succeeding are reflections/revelations of the mind/God and the angle/angel of the perception/perfection of our inner domain/demon.

Wife and I are looking for a couple acres, I would like to grow

I need a seed vendor license, for selling seeds $130.00 - probably a small business license $?.??

Bags, vacuum sealer, post office, website. Seed vendor startup is doable. Have to have 10 acres to be considered a farm so having a few acres wonโ€™t technically be farming. Anyway this is my short term goal

Great perspective, and thanks for enforcing that mindset โœŠ๐Ÿป. 
'Do what others don't do, get what others don't get'  is how I've operated for a long time... And it's done well by me.

On the other hand, I do advise caution when it comes to the dreaded 'double edged sword'. 
Planning everything out IS one part [don't over consume yourself with details], but learning how to scale into your next move(s), and KEEP balance are key
Money is great to have, but it's not everything... Health, Relationships, Wellbeing, Happiness etc are all blessings that should come first.  If you can learn to make money around those [if they are truly important to YOU], then you've found the golden ticket.

I've been in Residential Real estate for 13 years  and after being a New Home Sales Consultant [building + selling brand new houses for a developer] for the majority of that time, I went into Management  thinking I could learn some more about the inner workings of the biz + do my part to help...  but most of what I did was burn myself out. 

**Side note: Real Estate can be extremely rewarding (in every sense of the word) AND you can get into it fairly easy with a little initiative.  The addendum to that statement is... If you put in the hard work, effort and care.  It takes time to build-up but that's the best part of the journey.  That's where you find yourself.**

The biggest lessons I've learned are:  Keep it in mind as a goal, but try not to obsess over money,  and know that if you give an inch, most everyone is gunna wanna take an arm. 
There are 3 main personality types out there: Extrinsic: motivated by award/recognition/money, great sellers who mostly seek reward;  Intrinsic: self motivated. The type that sets their own bar for their own reason, and pushes themselves to achieve something;  and, Altruistic: person's... who, while often times good, tend to give so much of themselves to everything/everyone else, and it comes at their own personal cost with little to no reward.
Most of us are a nifty little mix of these [percentage wise] but in understanding yourself,  what you truly believe in,  what your strengths/weaknesses are...  And not only knowing, but clearly DEFINING your WHY are absolutely paramount. 
Im happy to offer some resources (websites/channels/person's of interest) and books that have had an impact to me/others, but the big take away should be:  Start with you... work around what you do have, and play the short game to start.  Sometimes  the hardest part is buckling down and taking the first step into the unknown, or, unfamiliar. 

If it's any consolation to anyone reading,  the avg American has apx $1k In savings,  and lives paycheck to paycheck with a median car payment of $700 and housing costs of apx $1900 (all depending on location),  so things are difficult out there - but, really, they always are  + always will be. 

On an avg weekly basis, I'd see the entire lives (financial/personal) of about 20-30+ people. 
In about a decade of selling over 10 subdivisions in various demographic regions/price points, I've seen a beautiful thing with people who want something bad enough to make, and understand sacrafice + hard work. 
Once they bring their goal to fruition - the respect and appreciation often launch them into the next chapter of their lives. 
One of my most memorable clients once told me that he understood the challenge of purchasing his home, and that it was a "short term sacrafice for a long term goal".  My response [in acknowledgment & respect] was that 'ain't nothing easy worth having'. 
Having sold that house +5 years ago, I recently received a message from them stating they're doing great, have opened a business, their family has grown, and they've helped others to pursue their dreams. 
Energy is all about reciprocity, so don't ever be cheap with it.  If you're here in the interwebs of the shroomery, you prob know a little bit about intention.

I'm currently taking a sabbatical to address some medical issues that developed after 4 bouts with COVID, and lack of self care [primarily due to bad work/life balance]... But on this journey, I'm trying to get my mind right so I can ramp up, and Frank Sinatra my ass into 'doin it my way'. 
There's only one life to live, and many ways of living this shit... So clear your head, focus your attention + direction, and always remain  consistent +  persistent  because  getting to the top requires putting in the work.

I know this wasn't a "business idea", but it was what my heart had to say after reading thru this thread.  Was surprised to see the topic here, and am glad to see ppl using this tool as another reference to build themselves. 

In a world where Perspective is Relative, makes yours heard if it can do any good to others.  Hope everyone is off to a great weeks-end ๐Ÿฆ‘

So I just took my State's Food Handlers Training Course. It was a no-brainer!  :awesomenod:

The course costs $10 (and $10 more for a physical card mailed to you). I just took the course and pass the test with 100%! :eek: Easiest test Ive ever taken in my life. :awepreciation:

I downloaded the certificate to my phone so I am ready to use it. I may print it out soon too so its in my wallet.

The certificate is good for 3 years then you have to retake the course. Purchasing these Food Handlers course was simply a no-brainer! Now I can do food service work as alternative to manufacturing work (the typical work I have done in the past).

Ive seen event gigs online that require a person have a "Food Handlers card". So for seasonal/event gig work, having a Food Handlers card is a must! :meatwad::cheese::fancycook: ๐ŸŒฎ๐Ÿ”๐Ÿœ๐Ÿฑ๐Ÿฅ˜:pizza:
