Knowing the price is something you'd need to know. What state its in would be pretty important too, don't want to buy land and not know what state it's in.

Tax, water rights, right of way in terms of access, power, water depth, cost of permits, building codes, property lines and surveying, total cost of building something there.
If you're planning on building there, it tends to be more expensive to build something new than to buy something that's already built. You should probably travel there and find out any info the city has about it, maybe get in touch with a local real estate agent. Don't get ripped off.

There was an old cabin on an ancient native site that was for sale not long ago, plenty of artifacts being unearthed, some dating back to 8000 BC or earlier.
I would not buy land that you haven't walked, and if you find some you like, I wouldn't dicker on the price.

In Canada if they find even one native bone when you excavate it becomes a huge deal. They have to bring in indian chiefs and have ceremonies and shit if it ends up being some sacred site they could cancel whole project when you are 10 million dollars into construction. And since they didn't mark graves that shit could be anywhere

Research. Research. Research.
Try to find a trustworthy local realtor if looking locally and an out of state realtor if you are looking out-of-state.

Checking soil type and health is always a good idea if you plan on growing stuff.
It's one of the few regrets I have about my current place, I didn't really look closely at the soil type. I may not have bought it if I really understood it.

Step 1: find land you want.
Step 2: periodically sneak out to the area at like 3am and fire a few rounds into the ground to make it look like the area is getting dangerous.(don't forget to take the casings back with you.)
Step 3: wait for the price to drop.
Step 4: profit.
Of course this is just a theory*

I thought about buying land, too, but none of the real estate agencies in my area seemed to specialize in it. I had to search for agents online, I did find a few, however they were all way out in the interior. So I said fuck it and just decided to buy a "normal" property.

Buying established property is a lot easier, without relevant skills and know how it can be a nightmare building stuff. Learning the hard way (or paying $$$) on every single little job when it's your main abode would be hell.
If you get a smaller house on a larger land and build a decent shed with an internal office yourself there's enough learning pain there to prepare for buying land. You will also have a space to start a business from home as well then, level up.
