Best way to go about contacting farms to rent space or propose business opportunity for growing mushrooms?

Hi,
I'm 21 years old and have a passion for mushrooms. I've also wanted to run my own business for as long as I can remember.
I've seen people on YouTube renting small sections of barns or other spaces on farms.
I feel like this would be my best way forward at the moment, having little space of my own, just a garden I could fill up, though the weather is quite cold at the moment.
I think I'm going to phone some local farms today. What would be my best way of going about it? I was thinking something along the lines of:
"Hello there, my name's ____ and I live just a couple miles away. I have a very interesting business proposition you might like to hear, do you perhaps have 5 minutes spare, or could we arrange another phone call/ or contact by email?"
I still need to think of the rest, but just wanted to see if this was a good starter and if anyone has any tips I might not think of.

Around here if you call a farmer acting like a telemarketer, you should expect to get treated like one and then hung up on. You'll get much better results by doing the leg work and going there in person and talking to him/his family like a neighbor would. Make sure you have a plan to show how this will benefit all parties enough to make it worth while. It definitely won't hurt to bring some existing fruits to share with him as well to show that you're serious about it and capable. Talk is just that...when you show up with products in hand, it shows that you are not full of shit and wasting their time.

I agree , you will get rejection, just don't take it personally. In person is much better way to do business. Are you sure you need to do this a small yard shed can grow a tremendous amount of mushrooms?

Agree about bringing fruits, but, I called 5 farms and have a visit to a guy that seemed very interested this Friday, and another happy to talk more about it tomorrow.

My family has a farm (we'll be moving there soon). It would be somewhat awkward to have a random stranger show up on the land and start talking business to be honest. What would make more sense is to find a farm that sells seasonal produce, like a hobby farm or a you-pick berry farm, etc. Just talk to them about adding mushrooms into their mix. That way they already have some business on their farm and would be potentially open to a partnership. Our farm runs a small you-pick and sells garlic and apples. We're the perfect example of who you would want to seek out. My forray into mushrooms is completely separate from my father in law's business, but we're talking about adding my mushrooms to the business just because it's such a good fit.
Just my 2 cents.
