I'm selling for 425k.
I just got an offer of 525k.
I made about 250k worth of rent with it.
Good times.
I'm gonna have a quarter mil in my bank account.
But I'm buying two duplexes.
I might buy a steak to celebrate.

If you were selling for 425 why did they offer you 525?
How bad is capital gains tax where you are?
It's nice to see house value go up. Imagine if we had proportionate wage increases as well.
I've only had my current house a few years and its value has barely shifted, but I almost doubled my my money on my last 2 places which I only owned for ~5 years. Very different reasons on buying this particular place though.

Capital gains tax is a bitch but there's no way around it.

Ballpark of 20% over ask seems to be pretty common in the current market here. As a buyer you don't know what anyone else bid until after, and you don't in general know what anything sells for unless their agent tells your agent. Buying a house here is really different, people rarely pay asking price unless it's an amazing deal. Asking price is normally top end of market value for a property unless it's a really motivated seller. There's no hidden auction system like there. Auctions are straight up on the day, show up and bid. Some people do sell their home on offer. But then they don't even put a price, just say "open to offers".
Offers also expire pretty quickly here, generally in week or so. Stops offer shopping and hidden auctions and bid wars.
Dunno which way is better, but I learned something today.

Depends on the market. Right now happens to be one those rare moments when there is an absolute sellers market. Theres simply far and the way more buyers than houses on the market rn. If u can put up a house or sell a residential property u prob should. Construction is about to explode if they can find people willing to work.

Yeah there's publicly available information here for the price every house sold for ever, it's part of municipal taxation records so it's public domain information.
When you bid on a house here you always make the finalization subject to terms like pest and engineering inspections and that sort of thing. You can even make financial approval a term of the finalization. So an accepted bid does not necessarily mean a house is "sold", but is called "under offer". Once all the i's have been dotted and the t's crossed then it gets signed as sold if the buyers terms are satisfied. Dunno if it's the same up there.
The property market this side has been going nuts for 20 years, just hit a brick wall.

There was a bidding war going on and some corporate real estate agent went all in to get my house as an asset for his corporation.

The real estate bubble never really popped in Canada, there were economic effects of the 2008 crash here but we never had the mass defaults that happened in the US around that time.

Its like they're all too drunk on can to put a serious country together up there. Plus like how are they gonna deal with racism and actually being good people when the modern world really finally hits up there. America sets the example. I worry alot about how Canada and Europe can actually walk the walk where as I'm quite confident America will grow to become a better place to live for all. The only people who bid that much higher on a house are Asians with privileged families. in Pasadena, the Chinese are buying up all the real estate and they all will outbid each other by like hundreds of thousands of dollars no questions asked like it's nothing.

Because we can, and the interest we save will make the higher payment worth it. Make over a quarter mill a year so it's OK. I'm very humble and almost embarrassed at how good it's been for us this year in light of all the shit hanging around. Promotions, bonuses, and a new job for me even better than the past one.

That's awesome Patlal!!! How many trailer parks will you be buying?
I paid like $350,000 for my house 3 years ago. Now they say it is worth $750,000 and they don't even know that I have rebuilt every room except the living room. Right after X-mas I am going to be building a small garage for dirt bikes and storage for my business and then going to rebuild the living room and hope to sell for over $800,000.
After that I plan to buy something for $650,000 and rebuild it to almost triple the value and then do it 1 to 2 times more and that will be my retirement. Then my regular business will be spending money.
When I was 18 I was making $6.50 in Detroit and things were looking very bleak. I buckled my boots and worked hard for a few years and now things are really paying off. I try to tell younger people how to do it, but they don't want to work for anything, they just want easy money.

Texas doesn't have black tea, what they have is overly sugared sweet tea. the only thing that makes Texas real estate good is that it's cheaper than California. Everyone who owns a house in Texas always talks about how much cheaper it is than a house in California but they don't realize Texas is a shit hole and that's why it is cheaper.
Homeownership sounds really nice in theory but I would never ever ever want to do all that yard work. Mowing the fucking grass, pulling weeds and shit, trimming the goddamn rose bushes that fucking prick you every time, having a by specialized tools so you can trim fucking palm trees. No thank you I would rather live in an apartment my whole life. Plus you don't have to pay for any repairs when you live in an apartment. I'm not saying apartments are any better but in the long run they are actually cheaper. I can't remember who it was but someone well-versed in real estate told me that it is only a good investment buying a house if you have kids that are going to be living in the house when they get old.

Interesting.. How do you feel about Nevada?
I'm opposite. Feel kinda claustrophobic sandwiched in a small apartment.
Would love a property, space for all the toys and lots of room for activities.
You don't need to spend hours tending to grass, weeds, rose bushes. Infact, some homes don't even have any of those, but I get your point iro. the maintanance aspect. To me it's worth, plus part of the beauty is that you can change your property and have it setup however you'd like (within financial reason).

Also, it sold 3 hours after the first visit.

Homeownership sounds really nice in theory but I would never ever ever want to do all that yard work. Mowing the fucking grass, pulling weeds and shit, trimming the goddamn rose bushes that fucking prick you every time, having a by specialized tools so you can trim fucking palm trees. No thank you I would rather live in an apartment my whole life. Plus you don't have to pay for any repairs when you live in an apartment. I'm not saying apartments are any better but in the long run they are actually cheaper. I can't remember who it was but someone well-versed in real estate told me that it is only a good investment buying a house if you have kids that are going to be living in the house when they get old.
Yard work is actually pretty enjoyable, but if you don't like it then you can always put down some nice low maintenance rocks or hire a landscaper to take care of it. House repairs aren't too bad and most of them can be done yourself. When you have an apartment you are paying for repairs because it is built into the price. Another option would be to live in a Condo building.
Giving your money to a landlord instead of putting it into your own property is almost always a bad decision financially. When I was renting I was paying $3,000 for a similar house. Now that I own I think the minimum payment is about $1,500, but I always pay more into it. That extra $1,500 was going into my landlords pocket instead of mine. Since I got my house it has more than doubled in value and that all goes to me and my family when I sell, same thing for my old landlord. I can also change anything or add anything I want without getting permission.

I've heard this too. Also I think that when you get Waygu or Kobe then they're supposed to be able to show papers that is actually what you're getting. If I pay that much for steak then I would want to see papers for sure.
A decent cut of regular steak is good anyways. A choice cut that is prepared and cooked right is pretty hard to beat anyways. We were just talking about getting steak for X-mas dinner. Like a Surf N' Turf type deal. Might splurge for the fancy cuts or maybe just save then money and eat choice cuts.
