Be glad you're not moving to fucking nashville. There are several reasons it's so cheap.

We have no choice but to sell due to other invested parties. Currently live in SoCal. Well have about 200k for a downpayment on a house somewhere after the sale. Top of the list is near Nashville Tennessee. Why? I guess because you can buy a fucking mansion for 500k. I really just a want a place that is cheap, safe, good for kids, minimal taxes, and has some vibrant culture going on...

Any ideas?

unless you've been in/around Nashville and the surrounding towns (Lebanon, LaVergne, Murfreesboro, Mt. Juliet, Gallatin etc...) in the last 10 years or so, it will be quite a surprise to you.  they're trying to turn that whole area into LA/Atlanta, and succeeding unfortunately.

unless prices have dropped since last year, Nashville is NOT fucking cheap.  that's the thing.  Land/house prices have skyrocketed out of proportion with wages due to all the industry/businesses bringing in people from out of state.

Hmmm, interesting. Maybe it'll change a bit. I'm not a fan if the south. I'm from TX but live in CO. I actually haven't been there in over 10 years.

Kinda depends on what you're looking for. Personally I enjoy living up in the mountains away from people. I'm a good 20 miles from the nearest town, and it's pretty bare-bones and low population.

That being said, I do enjoy visiting larger cities from time to time.

I've visited most of the country apart from the Northwest. Honestly, Tennessee would be pretty high on my list. Culturally, I really like Tennessee near the mountains.

Nashville seems fun.

I personally would ditch Nashville and move to Asheville personally, really lovely area - but I have family in NC and it also has some pretty good diving off the coast there so I'd just vastly prefer it to Tennessee.

Dont know how we are going to afford it here without moving to some hills have eyes desertland. New goal is to raise 150k in the next 6 months for a downpayment towards a mortgage (that I wont be able to afford hehe).. So far set aside all the easy cash which is about 3k.

147 to go hahahah hahahahaha
:justkillmenow:

I mean, how are you raising 150k in 6 months but still can't afford a mortgage?  I know CA is expensive as shit, but if you can get that kind of cash in 6 months, you can be into 7 figure properties.

sorry guys have been busy triynt o make money hehe. barely have tie to even log in and respond to shit these days. 150k in 6 months is a pipe dream. if we could raise that we could stay in our house. but on a 50k salary all the downpayment money in the world doesnt mean shit. i cant afford the monthlys on a 30 year around here. well see.

Funny reading the pros/cons for nashville. One big Pro for me is I have 3 siblings and they all said theyll move out there too. Like committed not just some bullshit conversation. My wife has a gripe I guess because none of her fam would be out there. Its a tough place, but right now the impetus is on her to get employed so we can afford a mortgage in california, otherwise there might not be any other choice.

Also, have 17k set aside now. 1/10 of the way there and technically our 6 month timeline hasnt even started yet. Granted that was easy money, already in  liquid accounts. The hardmoney is selling shit and hustling like a motherfucker. Hard to do when you got a 3 year old at home and dont want her getting babysit by youtube,

still though, the math in this equation sucks ballz:
150k
-17k
----
133k

6 months * 30 days = 180

133,000/180:

$738/day how in the fuck

Being able to put 200K down on a place gives you some pretty solid options, Mick. Assuming you're not looking at the most expensive states in the US, which it doesn't look like you are.

Is what you're looking for have to be in or near a major city?

Care to explain again why you need to raise €150K in 6 months?

I thought you were going to use the money from the sale as a downpayment

I'd think it depend what you'd like to do.  West Virginia is a nice state, but hard to find a decent paying job.  I'm sure TN in the mountains would be cool too.  Utah for skiing and mountain biking.  I'd consider the weather for sure.  I hate the humid, hot, sun intense south.  Florida sucks if you like 4 seasons and activities like skiing / mountain biking.

I kinda wanna move to New Mexico. My dream place is Jackson Hole but I'd basically have to win the lottery to live there. That place is like Aspen level when it comes to the housing market. New Mexico beautiful and has both desert and mountains which I both really like (mountains more so though).

Here is one example. There are many others.

Property type: Land
Parcel Size: 21.31 Acres
Price: $95,000
MLS or other ID: 631100
Agent: Bruce Pratt

https://www.landwatch.com/Hawaii-County-Hawaii-Land-for-sale/pid/335798760

"Craving panoramic views and lots of privacy? Then look no further than this large estate-sized lot! Over 21 acres on the southern coast of the Big Island await the home of your dreams. This secluded property is made up of lava rock, some of which has been graded into a large area perfect for your homesite. The possibilities are endless! Imagine sitting on your lanai, looking out at South Point and along the coastline, as the clouds and sky put on their daily show of ever-changing majesty. This could be your piece of paradise! To view the property, drive all the way to end of Leilani Makai Road, which is passable in a two-wheel drive vehicle. You will not be able to access the property from the neighboring community"

Really pretty area. The houses I am looking at in the immediate location dont seem too expensive. Angel Fire area right?

New plan via wife is keep our 25% stake, then downpayment on the remaining amount which is anywhere between 450-550K. 96K is the minimum I would need to even qualify for a mortgage at the upper range. If that doesnt work, then other options come into play.

Been selling a lot of shit lately on ebay. Feeling optimistic
