We have no choice but to sell due to other invested parties. Currently live in SoCal. Well have about 200k for a downpayment on a house somewhere after the sale. Top of the list is near Nashville Tennessee. Why? I guess because you can buy a fucking mansion for 500k. I really just a want a place that is cheap, safe, good for kids, minimal taxes, and has some vibrant culture going on...

Any ideas?

The blue ridge area is great. You're not too far off in TN.


No hurricanes, no floods, no earthquakes, no wildfire.


Anywhere from North Georgia to west SC to TN... it's gorgeous out here.


Not too cold, summer can get a bit hot.


the Blue ridge is awesome. pretty big culture scenes in Asheville I've heard.

NC has been a pleasant surprise.  The triangle Area or off the coast near Emerald Isle / Wilmington or near the mountains like Boone / Asheville .  I’ve lived in Nashville Tn, PA, NY, CT,  and TX and a few other places.  NCs been my favorite hands down (inside the US) -  At least....in terms of the qualifiers you listed - more or less.  The cultures better around the mountains & coasts but I like that the piedmont area is more to the middle literally and figuratively( politically, idealistically, R&D and tech wise, modernity, better jobs & opportunities for upward mobility etc).

The properties in Oklahoma and Arkansas seem to be some of the cheapest in the country from what I can tell browsing on zillow. I've been eyeing them for 3 years lol.

I'd stay at least 25 miles away from any major metropolitan area. I'd look for a modest house with a few acres of land, preferably close to a river or lake.

Awesome suggestions, thanks everyone. I will look into each of these areas and put them on the discussion list.

To answer TBA's question, mainly Tennessee and Nevada, the latter was a consideration because its not too too far from home, but didnt meet some of the criteria for our kid. Tennessee mostly as some other people who are considering moving out of CA alongside us had it on their radar.

I lived in a motorhome and traveled all over America with my young children for three years with the intent of buying property where ever I wanted.

Ended up with five acres of desert land in CO for 2,500k and some desert in AZ for about same amount of land and price.


They are just camp sites for western travels right now.


If you're interested in TN, as someone who owned a home right on the MD/WV line and explored the woods there extensively, I do recommend.


That is where I intend to buy land, somewhere in the backwoods of TN.  The more conservative culture/mind your business mindset is very refreshing, the music in that state is phenomenal, you're a six hours drive from all sorts of different climates and landscapes if you need change, NC is your neighbor and Boone, NC has an amazing Christmas in July small down festival... and lots of moonshine and christmas trees for sale.



Ah. I'm in lala land. But seriously, if you got 200k... www.landwatch.com buy a cheap land plot with acreage... live in a motorhome while you develop it to however you deem fit.


Don't buy something pre-made, make what you want and take your time. Its such a fun process.

well the wife doesnt want to leave the state of CA and has already found about 20 things to hate about Nashville. I thought it would be cool. But whatever well save it for couples therapy. Dont know how we are going to afford it here without moving to some hills have eyes desertland. New goal is to raise 150k in the next 6 months for a downpayment towards a mortgage (that I wont be able to afford hehe).. So far set aside all the easy cash which is about 3k.

unless you've been in/around Nashville and the surrounding towns (Lebanon, LaVergne, Murfreesboro, Mt. Juliet, Gallatin etc...) in the last 10 years or so, it will be quite a surprise to you.  they're trying to turn that whole area into LA/Atlanta, and succeeding unfortunately.

unless prices have dropped since last year, Nashville is NOT fucking cheap.  that's the thing.  Land/house prices have skyrocketed out of proportion with wages due to all the industry/businesses bringing in people from out of state.

Kinda depends on what you're looking for. Personally I enjoy living up in the mountains away from people. I'm a good 20 miles from the nearest town, and it's pretty bare-bones and low population.

That being said, I do enjoy visiting larger cities from time to time.

I've visited most of the country apart from the Northwest. Honestly, Tennessee would be pretty high on my list. Culturally, I really like Tennessee near the mountains.

Nashville seems fun.


I personally would ditch Nashville and move to Asheville personally, really lovely area - but I have family in NC and it also has some pretty good diving off the coast there so I'd just vastly prefer it to Tennessee.

sorry guys have been busy triynt o make money hehe. barely have tie to even log in and respond to shit these days. 150k in 6 months is a pipe dream. if we could raise that we could stay in our house. but on a 50k salary all the downpayment money in the world doesnt mean shit. i cant afford the monthlys on a 30 year around here. well see.

Funny reading the pros/cons for nashville. One big Pro for me is I have 3 siblings and they all said theyll move out there too. Like committed not just some bullshit conversation. My wife has a gripe I guess because none of her fam would be out there. Its a tough place, but right now the impetus is on her to get employed so we can afford a mortgage in california, otherwise there might not be any other choice.

The hardmoney is selling shit and hustling like a motherfucker. Hard to do when you got a 3 year old at home and dont want her getting babysit by youtube,

Being able to put 200K down on a place gives you some pretty solid options, Mick. Assuming you're not looking at the most expensive states in the US, which it doesn't look like you are.

Is what you're looking for have to be in or near a major city?

I'd think it depend what you'd like to do.  West Virginia is a nice state, but hard to find a decent paying job.  I'm sure TN in the mountains would be cool too.  Utah for skiing and mountain biking.  I'd consider the weather for sure.  I hate the humid, hot, sun intense south.  Florida sucks if you like 4 seasons and activities like skiing / mountain biking.

I kinda wanna move to New Mexico. My dream place is Jackson Hole but I'd basically have to win the lottery to live there. That place is like Aspen level when it comes to the housing market. New Mexico beautiful and has both desert and mountains which I both really like (mountains more so though).

New plan via wife is keep our 25% stake, then downpayment on the remaining amount which is anywhere between 450-550K. 96K is the minimum I would need to even qualify for a mortgage at the upper range. If that doesnt work, then other options come into play.

If I could move wherever I wanted I'd go where it's cheap or where the nature is at. BC or New Brunswick. I've been eyeing up those provinces for years. I probably will in the next 5-10 years. I just want my kids to be old enough to enjoy Wonderland with me once then we can move :lol: no fucking way I'm coming back for some rollercoasters :nojustno:

Thats the situation. Its really just California, we are at what feels like the peak of housing prices, so it makes sense to sell, but not to sell, at the same time, due to our situation. Just taking it day by day and earning as much money as I can

My wife and I are constantly talking about relocation from our home in the Los Angeles area... the only problem is, she wants to remain somewhat close to her family here since they simply won't travel hardly if at all (her mom is handicap with daily caregivers), and she is totally addicted to growing all sorts of rare tropical plants.  I love the beach, so we were thinking Encinitas or just slightly inland in Vista for cheaper, but trading out of our existing home that we've already invested a lot into (an orchard of 19 fruit bearing trees, a permanent greenhouse, full offset solar power system, etc) just to throw that money into another home and facing the higher property taxes that come with it just doesn't make too much sense.  We both lived in Santa Cruz way back at the turn of the century and loved that area too, but the prices there have also blown up since it's just over the hill from the tech mecca.

Thought about Oregon for a while, a lot of my fam has relocated to the Rogue Valley up there, but even the houses they bought 10 years ago for $400K are now pushing close to $1MM.  Hawaii is also a dream, we visit a lot (my three year old has been to four of the islands already :biggrin:), but we're a little concerned about the school situation for him, generally high expenses and the potential for it to lose its charm when you're stuck on a relatively small rock full time.

I love the Bay Area. It is a beautiful place to live, lots to do, and close to so many amazing things like Yosemite, Redwood Park, Pointe Reyes, Tahoe, and so on. The weather is the best in the world!!! Land is expensive, but a good investment if you can get some. All the land here is used up so there will always be a high demand and the costs will just keep going up and up. I got my house a couple years ago and fixed up nicely. It is now worth almost double what I got it for.

If I couldn't live here then I might pick some where in Oregon, Ashville NC, or somewhere in Peru where I could raise alpaca and start a mescaline farm!!!!



If you're a tough ass dude then Alaska might be a cool place to build a house and build up a homestead.
