I just use a brick of coir and pour 2.75qts of boiling water in a bucket. I use 6qts of spawn per tub just to even out a 12 pack of jars. If its a little dry after I open it up and mix it I just spray a little regular tap water in there to compensate, most of the times I don't have that issue though. I rarely sterilize the buckets and usually only a light misting of iso when I open them in front of my flow hood. The heat from the boiling water does the rest of the work when you reuse them.

I had a big brick like you had from the grow store and thought it would be easy to separate, not going to lie it kind of sucks breaking up huge bricks of coir, you'd also need a scale to measure out the weight of dry coco before you add water. I just went back to buying 3 packs of EcoEarth bricks from the pet store.

Absolute genius, I would use boiling water/soap, a peroxide wash, and then a wipe down with iso. However the pressure washer/soap then iso wipe would save me a lot of time.
