real estate question

We want (need, really...) to buy a home, and I'm trying to figure out how to get the best deal possible.

We've used a buyer's broker and a "regular" real estate broker before, but here's what I'm trying to figure out: how do I get a broker to represent me and get me the best deal? The rub comes because they're incentivized (based on the fact that commissions are based on sale price) to not negotiate the price downwards. I don't want to pay someone to show me some homes and show up at closing just to collect a fee. I can get the sellers agent to show me a home, or I can go to an open house. It just seems like a super easy situation to manipulate.

I want someone to have a vested interest in getting me a better deal, an inverted commission structure, if you will.

So, I would appreciate it if those of you who are real estate agents, or who have a lot of knowledge, would chime in. I will readily admit that I'm not an expert, and I will likewise admit that I have trust issues when it comes to peoples' motivations. Please feel free to correct any misunderstanding I have, and to impart your knowledge.

Look at a lot of houses and be picky.  Get something to make money on that you'll do the work OR get something you'll live in for a long time.

An agent can help a lot.  But know the market you want to buy in.  Some people are in a hurry and other buyers may he lined up.  A bidding war may result.  An agent can get you in the door before that.

We bought my house when people were lining up.  It was a good deal and the people wanted to sell.  We had one chance to make an offer.  They had rented the house out in a land contract to people that never paid.

Don't get a lone if you can buy cash.  Don't get a loan and have personal issues that result in you faulting.

I've bought and sold multiple houses, so I've got a handle on most of that stuff. The big piece I'm looking for is someone to have a vested interest in representing me and my interests, and not relying on settling for a higher price just so they can make their commission. Any thoughts on how to do that?

Know them personally.  Find someone that sells a lot of houses, perhaps also has their own real estate portfolio that is very large.

The lady we went through the family knew and knew some of their family.  It was so quick, that a sale is a sale.  It wasn't a high end deal, so it was a quick few grande or something close.

Don't waste their time and they'll not want a lot.  Kinda like a car dealer, if you kick tires and test drive everything in the lot, they'll want payback.

It doesnt matter, they are under contract agreement with you. You make the offer and they are obligated to send it. Agents dont set or negotiated prices. That is illegal, they can't even suggest a property price. They do these things anyway, but, it's against the law. Bottom line is, you are in charge and they must satisfy the contract agreement.

Honestly, that's a tall order.  No one is going to have as vested of an interest in representing you, than yourself.  My experience with real estate agents has never felt very comprehensive (but I'm also the kind of guy who will spend hours and days doing my own research).  If you're moving to an area you aren't already familiar with, I can see why an agent could be of value, but if I were buying in an area I already knew, I'd skip the representation and put in my own legwork to view all the properties I could find and hope that one of them would fit the bill at the price I was willing to offer.  If you will be requiring financing, make sure you get a letter of pre-approval from your bank before you start looking around, as otherwise your offer will be less attractive than an equal offer from a preapproved or cash buyer.

An alternative view:  The agent only gets paid when the transaction occurs. It's in their best interest to get the price to a place you're happy, so you pull the trigger and buy.
