The real estate lady said we gotta wait 30 days to close but I expected such. I got a good deal. 927sf 2 bd house for 32k

Wow, lol the houses we are looking at are $230-250,000
Thats in Canadian dollars, but still. The one we're going to view today is ~1200 sq ft. for $234K.
Has a massive backyard though and finished basement. Also, I'm not sure if the houses around here are going to flippers, I'm sure some are, but I think most are going to average families, a lot we have looked at have been renovated already, by the former families. I'm just surprised how fast everything is going, though this is my first time looking for a house, so maybe this is how it always is.
The real estate agent said that this is fastest she's ever seen houses selling though, maybe it is flippers, it's just, if it is only flippers picking the houses up it's going to take them a long time to sell afterwards

Well I plan on moving out of state, or at least out of city one day, and it just made more sense to get a small fixer upper house to live in for a few years and sell for profit (I'm in a good spot to double my money, especially since I paid outright for it.)
But if I were to get a mortgage and all for a home to live in long term Id probs shoot for the same price range (like 175k-220k in usd) but real estate is making a small rebound. People getting tired of renting and throwing away money. But at the same time people are also sick of working and making shit money to put in the bank so alot of people are more willing to invest in real estate than they were 20 yrs ago. So even if your town is small and they would take a few years to sell there's still people that are willing to risk waiting a while to make a ~50k profit.
If they're partnered with others and buy 4-5 houses in a 3 year time frame it's not unreasonable to think they could make an annual salary off of that.

Still even for a fixer upper that seems like a crazy good price. And good points, guess there is a good possibility investors are buying up houses around here to flip...
I really hope that these sellers wait until we can view this house (before accepting any offers). The pictures were amazing and the back yard was massive, hopefully if we like it our offer is accepted over the other..

I wonder if that's different in Canada?
Every house I've looked at, offers would be placed on it and the seller would accept it same day or within a few days.

Well it depends on the selling situation and company. And the offers.
But because you express interest I can't see them at least not giving you a heads up if they're closing soon. Not that I'm an expert, if you really want to know the Money Matters section would be the best place to ask. But from my experience with realators and home flippers they keep the 'bidding' open for at least a few weeks to see how high potential buyers are willing to come. They don't like waiting long if someone is at their asking price and has proof of funds, tho. But for that price I'd imagine it'd take at least a week if not 2 for them to be able to do all that. If it is going to family they are unlikely to rush into it.
I used to be a real estate agent assistant but we did foreclosed homes so I'm not totally sure how "standard" home buying process goes. I'm sure others here do tho.

Works every time!
Every time I post an EMC I immediately fall asleep right after, it works like a charm.
I bumped the title of the thread, gonna change the first page too.
Just woke up a few hours ago; ate about 10 grams of kratom and took a nap- been listening to Chance the Rapper all afternoon. Got a job orientation thing to do today then I should hopefully being working sometime this week.

There was 3 offers when we got there for our viewing. We also put an offer on it after seeing it. Our offer was accepted within an hour, and we were notified and signed more paperwork (contingent on a few things but just the normal stuff). The house was on the market for 1 day. Either the market here is really hot so they know they can sell quickly above asking, or the way it works in Canada is different, maybe, fuck if I know 
Every house we've seen that had offers, they were accepted within a couple days max. I'm glad it didn't drag on for a week or two though, probably would have pushed the price much higher.
So happy though! Finally the search is over

And no I'm sure CA and US are virtually the same in standard real estate. Don't be surprised if it takes a while to close tho.
