Well your jars are going to not colonize fast at all. They will colonize though. I say it will probly take almost a month at 70 degrees. That temp is perfect for fruiting though. Good luck

buy the following: two tubs, a submersible aquarium heater. add water (free). combine rapidly into tub-in-tub incubator. nsert jars, and leave for three weeks. remove jars, empty into terrarium. apply fruiting conditions. wait two weeks. harvest fungus.
bada bing. bada bong.
that is all

take your jars and place them in a blanket and fold it up and set it under another blanket in a closet or place the folded blanket near a vent from your furnace that will fix the colonizing problem. As far as fruiting your good to go man just cause those bad boys up and let them go with a good fanning 2-3 times daily youll be good.

a tub in tub is a good idea for any location unless you can find a warm enough spot pre-existing. not many places in my house are 86 straight up. that sounds a little low for fruiting but it should prob work, just slower which i hear produces meatier shrooms. but i still wouldnt want to be that low. i mean 70 is low and it prob fluctuates. you might want to try a space heater big or small for the whole place or a tub in tub with the temp set down for fruiting. check the growth parameters in the FAQ.

you could stick the terrarium on top of the incubator to raise it a few degrees.
some strains do better at higher temps (like cambodians, creepers) but others don't give a monkey's nuts, and would fruit fine at 70

Make an incubator to get your jars colonized. They are worth their weight in gold.
Bump your heat up to 73 degrees F in your basement when you are fruiting and you will be better off than at 70 degrees F.
Good luck!~
