Habitat: Hard packed boulevard, browned out grass, solitary specimen. Urban environment on Vancouver Island.
Gills: Gills, Light tan, free, close
Stem: 3 cm long, 1.5 cm wide, smooth, breaks like string cheese, medium size compared to cap, white coloured, thick fleshed but hollow, annular ring quite fragile but present
Cap: ~5 cm, tan scales against white, conic Diameter, color, texture, conical/spherical, convex/concave, etc.
Spore print color: White
Bruising: None observed
Other information: Smelled like the mushrooms in the store.
Cap

Gills & stem showing uncut stipe

Gills & stem cut to show hollow stipe

Cross section showing hollow stipe and gill attachment (or lack thereof)

Spore print

I have gone around in circles through known references and keep coming back to Lepiota genus but can't narrow down species. Any help appreciated as well as correction of any information I may have mis-stated, i.e. gill spacing.
Where can I go next in trying to identify this specimen, i.e. reagent tests, etc.? Thanks.
Added: 20160917 - spores at 400x

Thanks for pointing me in the right direction. Further research leads me to believe it is possibly Leucoagaricus barssii. My reference has this genus grouped with Lepiota, Chlorophyllum and Cystoderma. L. barssii is commonly found in the region.
