Rental company terminated my contract with them, landlord FORGOT to stop over to re-sign a new lease

So I am renting a place that was managed by a rental service, that as of a couple hours ago sent me an email saying they were terminating my contractual agreements to them, and handed my rental deposit to the units owners.
Now, part of me justifying the price of rent was the rental mgmt's emergency maintenance line, and I've come to find out the owners of this unit are completely incompetent. The owner was supposed to come over today and have me re-sign a lease as I am currently in their place under no contract, and even after confirming with them at noon about our appointment to sign a new lease today, they never showed up and eventually texted me an hour later saying they were mowing their fucking lawn and forgot.
So my question, if I just tell the landlord to get fucked and I'm out of here, can they legally keep my deposit that the rental agency just handed of to them without my consent?
All the shit that the rental agency had to twist their arms to do before, they will now have zero incentives to fix anything timely or respond quickly if a water pipe bursts or some shit.
I mean, they couldn't even remember to fucking stop over to have me sign a new lease, because they were mowing their fucking lawn.
What would you do?
If this belongs in a different forum feel free to move it, I just didn't want to put it in like moving and travel that gets 1 visitor a day as this is a pretty immediate situation. My 'lease signing' date is coming up Thurs and I want to have my shit straight.

Id imagine they could keep it and you wouldnt have any recourse but try to file a lawsuit to get it back. Kind of sketchy.

If you threaten to take them to small claims court they will most likely just give you the money, but they will inspect the unit first, if there is nothing fucked up about the place after you clean it and they refuse to give you the deposit I would threaten to lawyer up

I think you should negotiate lower rent. the landlord was paying the property management co part of the rent you were paying for their services. Now they are going to get all of the money. I would recommend figuring out how much more he would be getting and use that to negotiate. If you want to be a dick, insist on paying no more than they were getting after paying the company. Tell them your concerns about the standards of the property management co vs the anything goes service of a private property owner. And don't be afraid to bring up how incompetent they have been already. But if you're going to play hardball, be prepared to have to move.

Yes I am going to call the rental company tomorrow to discuss what the fuck just happened, and yes rent going down is my bottom line by the amount yearly of the best renters insurance policy I can find.
And yes, I don't have much, so I could move my belongings within 1-2 days and clean up for maybe another 2 to get this place in the exact condition it was in when I was handed the keys.
My agreement through the rental company says the least ends 7/30, so I assume I have at least until then to move, as this last bit of incompetence is the straw that broke my fuckin camels back with these slum lords incompetence.
Any more feedback, please keep it coming, I could use all the perspective I can get.

if you are that unhappy, and can get your shit out.. why not just ask the management company if they have anything available.
it sounds like you are kinda blowing this out of proportion man.

I gotta agree.. it sounds like you are blowing things out of proportion.. unless there's more stuff going on you didn't mention.
I don't understand what the big deal is that they forgot to bring you a new lease by an hour?
If you are that unhappy though.. you said it yourself.. the rental company terminated your contract and you are under no lease right now.. so you should be able to leave if you wanted. They shouldn't be able to keep your deposit unless the place is trashed/damaged.

There's a little thing called tenant/renter's laws... https://www.landlordology.com/state-laws/

Because I justified part of the price for this place which I believe is a bit high in the fact that the management company had an emergency maintenance phone #, and over the last year I've lived here I have repeatedly tried to contact the owner directly regarding maintenance, but always had to open a maintenance request with the rental company to get them to even contact me back after directly calling and texting them.
There have been several incidents upon moving in, where they knew something was not working or broken, and waited for me to complain to fix it, starting with the AC not working when I was moved in during the month of August, so the two weeks it took them to fix I couldn't even live in the unit.
So basically, I have zero trust that these slum lords will do shit other than collect rent for 12 months, if after all their blunders over the year they cannot even make an appointment set by them to re-sign the lease. When I gave a 60 day notice of intent to renew, there was no mention of the owners dumping the rental agency.
Also, I have a neighbor across the street who is like a one man neighborhood watch that loves to stare out his window at the happenings on my front porch, and has come over to bitch at me and my friends more than once at the stroke of midnight about noise on a Saturday night that I would not mind ditching either.
There are so many reasons, it wouldn't be the end of the world to stay here if their lease is agreeable when I review it, but I am sure they are dumping the rental agency to keep the money their paying for those services like maintenance requests and such and they jut aren't trustworthy to handle even the most trivial of tasks - like making sure the tenant signs a lease the same day their lease is terminated through the rental agency.

Yes I will be inquiring with the rental agency about whether they can help transition me to the other unit in my little community here by the Aug 1st.
I appreciate all the advise and insight as well to everyone who added their two cents, this is a weird situation to have suddenly pop up a week or two before my lease ends.

Don't expect any return of deposit without clear documentation and a possible fight. If they are slim lords they will try and steal it for non existing carpet stains ect ect.
Take pictures of everything when you move, try and get them to sign paperwork that says it is all up to standard.

they can also fuck you with stupid shit like "The apartment smelled funny so i paid my brother in law to clean the place again and it cost the full deposit".
In California they are technically supposed to return the full deposit minus any repairs that are not normal wear and tear (ex if theres a bit of worn out carpet they cant take your deposit to fix it, but if theres a hole in the wall they can) and they are also supposed to give you a bill that shows what work was performed and how much it cost.
I would just get the deposit and move out. If you really wanna stay there or have issues with the getting the deposit back look into your local/county government and see if they have free legal advice for tenants in these situations.

also once again its probably just a California thing but if theres major emergency repairs like plumbing, ac ect that needs to be fixed asap and you cant get ahold of the landlord/repair line, you can just pay to have it fixed yourself and withhold that amount of rent for the next month and send the landlord the bill and a note explaining what happened.

Yeah... but those laws vary from state to state. California does not fuck around when it comes to renter's laws. We did that once... our hot water heater broke and the landlord was lagging like fucking balls to get around to it so we just paid to have it replaced ourselves with a commercial water heater and then took that out of our rent payment and told him to kick rocks.
But yeah after OP provided more details that does sound like a pretty shitty landlord situation, I'd probably be trying to get out there too.

So basically you are assuming things will not be fixed and are therefore preemptively leaving
Why not wait it out, try getting a discount

I would do it with the heater, it's been out for 3 years but it would cost like 2800 to fix and none of the other roommates care enough to with old rent at the same time it leaves me vulnerable to getting kicked out the next month because I'm on a month to month.

I might actually request the lease to be month to month, I was thinking about that earlier, I'm not dead set on up and moving all of a sudden but I don't want to sign up for the unknown for 12 months without something in writing.
I'll bring up that reimbursement thing for calling an emergency maintenance dude, see if I can get that added on the lease, that would fix most of my problems with this place. Then I'd just need the dickhead across the street to move into a retirement community and I'd be all good.
I asked for a digital copy of the lease to review before signing, and they don't have a digital copy, it's kind of amazing to me that you manage multiple locations and not have a cheap scanner / printer at home to handle your tenants paperwork digitally.
They are literally like beginner property renters dropping their rental agency for the first time, so I am like their test subject to see how they do at it, and I am not feeling too cool about that shit.
Edit ^ Had to bold and underline that so if you read nothing else, you read that
