Planning my first substrate....

This is what I know so far:
From what I've read on shrooms, your best substrate is going to be something with some nitrogen, some carbohydrates, some lignins and is well draining.
Nitrogen sources include plants that are high in protein. Legumes and beans of all sorts. Also seaweed meal. Also includes spent coffee grounds.
Carbohydrate sources can be sucrose or glucose based. There are lots of sources to try. Anything from corn meal, or diced corn cob, dashes of potato powder or just simple sugar.
Lignins are the product that forms strong bonds in hardwoods. There's tons of info out there on what woods are the hardest or carry the most BTUs. The higher the BTUs per pound of a given type of wood, the more likely it is that it's a wood that contains a lot of lignins.
And then a good medium that's well draining but maintains a good level of moisture. You can toss some worm compost in there after sanitizing it to help maintain level moisture content. I hear a lot about gypsum and vermiculite. Or other standard Garden Center soils that are well draining. Sanitizing along the way is important from what I hear though. So sanitize ever product and additive.
This is the formula I've found that most people, shroomers and mass market mushroom growers, use for their crops. So when I grow, I know I'll probably stick to this layout too.
But I want to hear some advice. People who've tried this or that. What additives have worked really well for you? What composition? How many parts of this or that? Etc. I want to hear what your best grow was, what you used and why you think it went so well. Thanks!

coir, manure, straw, verm...all you will need don't' complicate things

sugar and potato flakes etc needs to be sterilized so you'd have to spawn in a SAB without disturbing the air. not easy to do for the home grower.
coir+verm and a handful of gypsum is all you really need, people have been growing wall to wall canopy tubs with it and it doesnt care if temps get above pasteurization.
