This is why on my rental I do not accept a deposit. That is basically giving the renter a move out incentive, a huge bonus when they move, and a huge financial drain on the landlord. Especially for me with no savings, the deposit would get spent, and I'd have a big bill when they moved out. Not to mention the stress of cleaning the place, renovating, and finding a new renter.
I just do first and last months rent. Much simpler. So, in the situation you are in, if I were the landlord, there would be no question about what is going to happen. You aren't getting a penny and enjoy your last 30 days free.

I mean, I feel for her, she lost her job and lives in The Bay and desperately needs the $450k or so and for this house will sell for ASAP. But fuck, she sprung this on me two weeks ago and I have been busting my ass and been so stressed out and doing everything I can to find a place in a reasonably decent neighborhood to have a good, fun city life in.... I'm still paying $2k/mo, if she could just leave me alone for a few days that would be splendid.

Yes, you are being unrealistic. You are basically asking the landlord to give you a $2000 cash bonus that she will pay out of the kindness of her heart. It should have been discussed months back. If it was you maybe would have gotten a few hundred a month discount.

Well, none of the renovations are of my doing mind you, I have taken phenomenal care of this house... she told me I'd receive my security deposit back w/ interest in a joking manner 
Pretty sure I paid first month, last month, and security deposit btw....... something like $6k

I'd be happy w/ the security deposit back, I mean I could have lived here until Sept. 1st but it would have been a living hell with her prepping the house for sale, I bet she has this house sold by the end of Sept. in this gentrified hipster neighborhood... I just want no part of it.

What I really feel robbed of was the opportunity to find a really special place to live, but had to take the first thing that basically fit the bill because these people are driving me fucking crazy here.... If I had until Sept. 1st. I'd have found a great house to live in, but I did it in two weeks because I just couldn't take this shit anymore.

don't you have a tenancy act that you can look at or a number you can call. Here in vancouver we have a residential tenancy act that will mediate a dispute between the landlord and tenant.
You are being taken advantage of. If a landlord needs to sell the house and breaks the lease early its 2 months free rent + security deposit back. At least that's what it is here
