So, as I've mentioned before my landlady lost her job and is selling the house....  Since this has occurred a couple weeks ago she has had massive work done on the house, it's been a noisy living hell...  Fortunately, I'm signing a lease tomorrow and moving away on wed. (before she had an open house)........ Anyways, our lease agreement was until the 1st of Sept. so she has offered to use that security deposit to pay for August's rent... To me, I think it's just a bit crazy to pay 2k a month to live in a loud noisy shithole that is constantly being renovated.... I think she should let me free at the end of July and give me my security deposit back.

Is that unrealistic?

Never make the mistake of trying to hold a landlord to realistic/reasonable standards. They pretty notoriously only adhere to legal standards, and even then it's kind of a crap shoot.

Part of what I find most irritating is the renovations she's doing are a straight down list of the problems I've metioned for years that she neglected to fix.

I've been living in a noisy renovation-process location as well and it fucking sucks.

well, it's the actual house i dwell in, it's not an area.... it's not like i'd complain if a house was being built beside mine or so on..... like when you rent a house, how often should you expect somebody else or two that you don't know to be inside it banging in shit..... how about 4 weeks, 8hrs a day?  at what point would you have a problem...... it's acceptable to pay be forced to pay $2k/mo for that because a lease was signed?  imho, she should have waited until i vacated to do the major stuff, i wouldn't have had issues with minor landscaping etc..... but w/e

i dunno, i have good rapport with the landlord and am going to tell her i'm not happy.....  i think she's sold two of her homes here though, she may only have one left, becoming a better landlady may not be high on her agenda....

I'd take the free rent.:shrug:
You may not even get all the deposit back,
what with the cost of labor, sheetrock, paint, electrical,
and whatever else she's buying.:smirk:

Also, see about a stop work order thing or something.
Maybe something was stolen and you don't want workers in your leased home. :crankey:

Landlords can do 'emergency repairs' and such,
but full time renovation while you are still living there?

They always do that, few months before you leave they fix all shit they should have fixed before. My old landlord got a insurance settlement to replace all the windows when they got fucked in hail storm and then replaced them all himself and it took weeks and weeks. I work nights I don't need to hear all day construction for weeks on end. Yeah fuck landlords

I can't even tell you how crazy this whole experience has been unless the entire country has changed this way..... I doubt it though.....
Basically people rent without even seeing the place now because they go just that fast, email an application and send it back.........  You can place a $500 down payment so that nobody else can see the rental property.....

I found this old 1br bungalow at first for $1600 which I thought was great, but it turned out he jacked the rent 10% a year, making it like $2800 in 5yrs.... I told him this and he laughed and said that it went for $550 in the 90s.............

anyways, thanks vinsue... it's mostly the full days that drive me crazy, i don't know any of the people doing the work on the house and she lives down in Oakland so she sure as shit doesn't either.... I probably have $30k in electronics in my house lol, i'm not leaving my stuff, i'm just trapped here...... fortunately moving on wed.

It definitely sounds a bit harsh, but it seems they are also possibly losing out on two months worth of rent revenue that won't be replaceable given the time frames. Best hope is to try to negotiate with them about it I guess.

If you don't give me a month's notice, I keep the money if you leave.

I you stay for the last month, thenit's already paid for so you don't have to give me rent at the beginning of the last month

Any other arrangements is unacceptable to me unless you find a replacement that I agree with

I don't understand what you mean, my landlady is selling her house because she lost her job and is broke and is going to use that $450k to live off of... That means I have to leave, and she wanted me out Sept. 1st, the day my lease ended.  Now, my only problem is 8hrs a day she has somebody over here doing repairs to the house and getting it fixed it up for a showing.....  It's insanely noisy and I don't trust the people doing the work enough to leave my house with them in it.  Well, I've got money and my stuff is not going to be a part of her showing, they can see an empty house, because I rented another place and all my shit is being moved out by wed. and I guess I'll just be paying august for both places :shrug:.

Sounds like it is.  You contractually agreed to pay a years worth of rent (or whatever it is), and you're paying that.  More importantly, she CAN'T take your security deposit for any damages.  You're coming out ahead.

I guess, to me I feel like I'm being put into a place where I'm forced to move right now, not sept 1st, and the reason is because every fucking day somebody is over here working on the house... They want to do an open house while I'm living here, and to me that's just silly.... I pay $2k/mo for a landlady to do an open house while I live here?

You sound like an entirely reasonable person. $2k per month is far too much money to have to put up with shit like that. I could understand if these were short term, emergency repairs, but they're not. She is taking advantage.

not to mention she's fucking up this property lol, she lives in oakland, that's a far ways away from portland.... i have a professional lawncare that i pay $135/mo for and things were looking great..... she hires somebody do trimming and butchers the shit out of everything out there, many of the trees and shrubs aren't even meant to be trimmed during this season.... but w/e.....

Ok, so right now the landlord messages me telling me tomorrow that she wants a photographer to come out at 9:30am to take pictures of the house.  Obviously a furnished home looks better for real estate pictures than an unfurnished house, but the reality is I am moving on Wed. and have already started moving stuff out.  The house is in shambles right now, packed boxes stacked etc. plenty of things already moved into the new place.  She hasn't even given me a 24hr notice, I had no idea she wanted to photograph the house furnished with my belongings.. I am so fucking irritated.  It's not my job to sell her fucking house.

I don't think she can without 24 hour notice. So just refuse the photographer?

Honestly right now I'd be looking for any way possible I could stick it to her.
