Hmm, I hadn't considered the impact legalized marijuana would have on real estate prices.  Interesting.  Wonder if you should buy property in Oregon and Alaska right now.  Or better yet, in states that will legalize in 2016 like California.

Denver's housing market is on fire.

Home prices have shot up by double-digits, inventory has fallen dramatically and multiple offers with bidding wars have become common.

One factor driving the demand: pot. The budding industry has impacted home prices since the state legalized marijuana in 2012.

"There has been a huge bump in real estate prices due to the legalization of marijuana," according to James Paine, managing partner at West Realty Advisors. "It's massively pushed up raw land and industry prices."

In March, Denver experienced the second-largest jump in annual home prices at 10%, just behind San Francisco, according to the S&P/Case-Shiller Home Price Index.

While the legalization of marijuana isn't the only thing driving the market, it has contributed to job growth in the area that has people flocking to Denver.

"The pot industry is creating jobs we didn't have before," said Kelly Moye, a Re/Max real estate agent who has worked in the Denver area for 24 years. "It's brand new, it adds a whole new factor to the area; you have real estate needs, housing needs, job needs."

The industry has created jobs beyond growers and dispensaries. Legal marijuana has also been a boon for existing businesses like security and HVAC companies who service the new "green" businesses. "Electricians have grown from mom and pops to big-time electric companies," said J.P. Speers, an agent at ‎Berkshire Hathaway Home Services.

Denver and its surrounding areas have also become a hot spot for the tech industry, adding to the job rush.

"It's fairly affordable, at least for now," said Moye. "The quality of life is great and employers are bringing their employees here."

But it's difficult to pinpoint exactly what enticed a person to move to the state. "A lot of them try to hide it," said Speers, who has worked with clients moving to the state because of legalization. "They don't necessarily say they are coming out to be part of the marijuana industry."

He said he helped find a rental unit for a mom coming from out of state to access medicinal marijuana for her daughter.

He's also seen an increase in lease-to-purchase or home rentals for tenants looking to start growing operations. "They are not necessarily legal operations either," he said.

While the new law might be creating more jobs and adding to the housing market's strength, it can sometimes work against sellers. "I had a lot of trouble selling one property because one of the neighbors was growing so much that buyers were concerned," said Speers.

First-time buyers and anyone looking for a home at the lower-end of the market face stiff competition. "There are a lot of first-time buyers," said Toby Waters, a real estate agent with Vision Denver Homes. "The rental market is insane, you can save money by buying a house."

Inventory has been tight in the city. In a normal market, Denver typically has around 24,000 listings, according to Moye. But right now, she said there are only around 4,000.

But there is the nagging question of just how long the real estate buzz will last.

Moye said the market has room to run for five to seven years barring any major economic disasters.

If more states legalize marijuana, that could also take away some of the state's luster. "We are going to continue to see an increase in population growth based on marijuana until other states start picking up recreational laws," said Speers.

This sucks, I thought I was alone in my wish to move to a legal mary state. What happened? I thought people were supposed to be fleeing away from the *dun dun dunnnnnn* REEFER MADNESS!!!

Now that quite the opposite has happened and reefer has stimulated the housing market, I'm never gonna be able to move there!:mad2::sad:

Fuck yeah! I own two properties and was considering possibly selling my property near the coast. It's in the forest, private, beautiful cottage style house, Perfect for outdoor grows and greenhouses, year round full flowing private spring water, borders a designated wilderness and old growth at spring... I thought I was gonna lose money and so haven't sold. I'm also considering using it as a getaway, but I'm happier living out of the back of my truck and going new places when I want to get away.

You actually believed you were the only person who wanted to move to a legal state?
There's a significant influx to legalized states consisting of everything from idiot stoners (you) to workers in the newly-forming weed industry to entrepreneurs and business people.

Of course now is going to be a difficult time to find housing in Colorado. It's getting difficult in the larger areas of Oregon and trickling down to the more remote areas as well.
I don't know about Washington state, but I assume a similar occurrence for them as well. Wait until it stabilizes and wait until you can take a sustainable career opportunity.

Doesn't always work that way, sometimes they do randoms and still sucks to not be as acceptable as beer or wine. However, the mood is changing as it's being proven to have legitimate medical uses and things unlike alcohol other than external cleansing.

Well perfect place to do something about it. Ban growing in residences, i guess you can let med pot fakers or whatever do it since they are so broke and whiny. But commercial pot production should not be done in a house.
I am hoping when it happens here that Vancouvers prices go down as 1 in 4 houses is a grow op. Legalization and forcing growing into commercial buildings is one of the selling points. It's a good thing.
Anyway I saw a thousand watt HPS explode and start fire, supposedly electrician wired too. It's not safe unless you are there for 12 hours every day.

I nearly bought a house here, and then backed out last second because the lot was so small. The back yard was a freaking postage stamp, and where I came from a few acres is the norm. Maybe I made a mistake. :lol: Who knew the market was so strong? Of course, I am in Colorado Springs, not Denver...

Why would it make it any safer being there for 12 hours a day?

Plants grown in the vegetative state need 18 I think is the least, and lots of people run them 24 hours a day, 7 days a week

yeah not sure of when  urinalysis is ? you better plan long term  pot can stay in your system 30-60 days. yes 60 seems long but i have seen it happen

So many areas of CA have inflated housing prices to begin with.  Wouldn't you have to almost devote a bedroom to a grow op to keep up with the mortgage payments/rent?

Every aspect of the economy benefits in legalized, medicinal and black market states from that green plant.  Haven't you thought about it or at least seen The Union?  Now which category of state you choose to live in will depend on how much you want it to benefit you.

It is definitely open, that's for sure. It's also very dry here. I'm from West Virginia originally, so I am used to being surrounded by mountains, forests, and lakes/rivers. I had no idea how barren Colorado is before I moved here. I would definitely say that the East coast is the nicer part of America, particularly the South. Maybe the West coast is the same; I haven't been that far west yet.

I am skeptical that it will last.  Denver schools tend to be mediocre and all the interesting stuff to do is clustered in the downtown/uptown areas (a relatively small area of the city), which is why housing is so ridiculously expensive there.  With poor public transit from the burbs to downtown, I just don't see people staying interested in the outlying areas.  Plus, traffic continues to get worse and I think the author over-exaggerates the tech firms' interest in the city.  If anything, they seem to be more interested in Boulder.  It's pretty clear that no one was planning for the city to explode like this.  I love Denver because I can live relatively close to downtown and live on my own with no children.  If that changed, I would consider moving.  Having to live deep in the burbs to afford a family place with lackluster schools would blow.
