From what I have discovered so far, there appears to be 5 different questlines to the end. The 5th is basically just a "better" ending of one of the other 4 though. One for each faction, then a 5th that is the closest possible to a "peaceful" ending.

Was trying to keep the Institute as a playable faction covered up for the people who had not gotten there yet, but c'est la vie. 
There are apparently 5 endings, have been in discussion about them on the Nexus forums. The 4 you listed are accurate, but there are two slightly different Minutemen endings one where they destroy both the Brotherhood and the Institute, and one where they keep peace with the Brotherhood and only destroy the Institute.
Have completed the game for Minutemen with the "better" ending, then also completed the game with the Institute and Railroad playthroughs. Only found out there were two Minutmen endings when I found out my Minutemen end-game was not matched up with some of the other players.
This seems to only apply to the Minutemen; no one has found alternate options for any of the other three. But there might be slight alternations on Institute side; I used Charisma to keep the peace between the Minutemen and the Institute, but the Institute leader had wanted me to essentially wipe them out of the way.
My 4th character is working on playing through Brotherhood, but I have been back to doing high-level content on my main character for a while first.
After that, planning to play a minimal violence character, which means going for the better Minutemen ending again.

Impressive scale, though it also kinda highlights the reason I'm not going to spend a huuuuge amount of time setting up a settlement until there's a good few construction mods that namely allow for more visually pleasing construction... Cause his place tbh still looks like shit though its badass for what it is.

There are already 2 mods out that add in hundreds of items to the list of stuff you can build with. Basically they went through the games stuff like all the pre-war furniture, for example, and added it to the list of things you can place and build. I've seen some damn impressive looking bases / settlements with those going on. So just FYI, mods do exist to do it. One is called settlements expanded and the other is like homebound or homeward. I'll look up the names later and post em.

Yeah it does kinda look like shit but still impressive nonetheless
There's also a (kind of ghetto) mod right now that lets you place items in red.. basically noclipping them..allowing much more options for building. I'm seeing more and more settlement mods every day. It's just gonna get better and better.

It's the only part of the game I don't really enjoy. Settlement building from 1st person view just feels clumsy. Plus, I already have enough of a scavenger hunt on my hands with upgrading my guns.

Well I guess it's good it's mostly a completely optional part of the game then?
I love settlement building personally, I think it brings Fallout to a completely new level.
Anyway, good mods I have found that I am using for Settlements
Unlimited Settlement Objects
Simple Intersection - Lets you 'clip' items much closed together than the vanilla state will allow
Place in red - Allows you to place objects that show up in red, allowing for much better placement of items - Note: Requires Cheat Engine. Still kinda janky. Not perfect, but works for lots of things. Make sure you read the instructions.
Settlement Supplies Extended - Adds a couple hundred more items you can create
Who are you? - A mod for granting job-appropriate clothes to settlers to help assigning them to certain tasks
Settler Renaming - What it says
Power conduits and pylons - increased radius - Simply vastly increases the power radius of conduits and pylons , making you require far less of them to power homes and shit
Better Generators - Doubles the power output of generators
Brighter Settlement lights - As stated

I keep thinking how fallout 2 could have been better with base building and the cut san francisco content. As well as modding weapons. You could have the FN FAL, with 7.62mm NATO rounds. Only a few hundred rounds for it. Not the best gun ever and not lore friendly, but I loved it.
Does annoy me how 7.62 and 5.56mm NATO rounds are in the fallout games. There was no NATO in the fallout universe and assault rifles/miniguns used 5mm rounds.
