Looks amazing, chefin! Can't wait to see that space in production. I need more space, lol.
I built stick built 800 square feet for around 12000, including a sloped slab with radiant heat. Didn't need to worry about drains, all the water flows to the back corner.
I built pretty cheap tho, interior walks are foam board with panda plastic on top and the exterior siding is OSB with 5 coats of good exterior latex. Metal buildings are generally a rip off imo compared to wood.

I was just wondering what happened to you chef, happy to hear you are making a jump.
About the floor drains,
Everytime I try and design a walk in raised floor drain system it quickly balloons in cost. A lot of that is going to be time(time=money).
BUTTT if you are going to go that route I personally would just use a pond liner. Get a nice rot resistant wood, over lay a thick sheet of plastic, then your pond liner. Get a good silicone for your drain through the liner. Make sure that the liner and plastic go behind your walls or it basically makes your liner useless. Same idea as modern showers.

Ya I don't have property and its almost impossible to get a loan to buy just land. The warehouse is 5 minutes from my house and in the grand scheme of things, an intermediate step. If this goes well and the market is there hopefully ill buy a house with land and build out a true farm. Im getting a quote on cutting the floor and running a few drains. If it comes close to budget ill go that route. If not im going with the pond liner I think. I work at a golf course and the grounds crew said they may have some extra from the pond renovation they will either sell cheap or give to me. Fingers crosses. I agree with the lack of use of overhead space. We talked about building a second level in the future if needs be. But you just pay for square footage so 30ft ceilings or 10 foot ceilings all cost the same here. Im building the incubation room to be about 18 feet tall and the grow rooms will measure about 15 feet at the tip of the gable.
Speaking of which, anyone out there strongly advocate a gabled roof vs flat? I know its more conducive for air circulation with a gable but will cost more. Thoughts?

Hell, if you've got that much room you could use something like this, http://www.amazon.com/STRONG-12X7X7-Outdoor-Gardening-Greenhouse/dp/B0098R8GES/ref=sr_1_4?ie=UTF8&qid=1388697735&sr=8-4&keywords=greenhouse, and set in on your raised floor. I use a gabled 7'x4'x6.5' one with built-in shelves in my basement. Great thing about them is you can use them outdoors for plants once you build your own grow building.
Flat roof fruiting chambers will collect moisture and drip all over. Domed or gabled will allow the moisture to run down the sides and help with air circulation.

My only question with those is how well it would stand up to constant water. Where as a pond liner you know is formulated for it.
When I was researching a few months back I came across some stuff that was decent price but like an idiot I didn't bookmark it. I'll see if I can find it.

The more I look into it, epoxy coatings, roll on rubber membranes, or liners, the more the cost of having the floor cut and proper drains installed is becoming justified. I think taking the hit up front will leave me feeling better and working better in the long run. I just have to run it by the people who own the building, though they are very easy and open so I'm sure it will be ok.

Great Chef. Glad to see you jumping in. I wish you only the best. I'm starting business school in a few days and my goal is the same as yours. It looks like you have a good support structure to keep you grounded and help evaluate your decisions, plus your chef connections. Well done, I will be watching closely. Looks good so far. Trout
