how many people are you going to have working for you?  and how are you getting the $14 average?  selling to a lot of smaller (5lb ish) orders?  wholesalers here only give $4 or so per lb so we have to do all the deliveries.

I wont sell whole sale unless I have a good amount of excess. Whole sale is about the same here about $4-6. Less to produce companies and a bit more to CSA's. Ill be selling to country clubs and restaurants mostly. 5# increments. Some take 10# a week some 5 just depends. I also know chefs in the local casinos, hotels, and some of the hospitals, and colleges. I'm also a member of the local ACF, American culinary federation who has monthly meetings. I can attend to meet new chefs and also host educational meetings at the warehouse to educate and introduce my products. Ill also offer educational visits to the local culinary schools as they usually visit fish companies, farms, etc. All part of my networking and marketing plan. I really can't understate selling to country clubs to those out there selling in city areas.

That is quite a scary overhead, I assume you have factored in the first 3 months of no sales + 3 months of ramp up... and a good break on the lease just in case.

RE the floor would it not just be easier to cut in the drains you need into the concrete? About 2 days with a diamond cutter.

Having said that it's a great looking space, I am after new premises now as my lease runs out soon, even after 3 years of production I would baulk at that cost though

Get/build a drier.Or even two.

Ya no doubt its going to be a challenge getting to full scale, not in terms on my production end but on the sales end. The good news is I haven't set the pricing for the species I'm selling. There has been a farmer out of southern mo that has been selling in the area for a while now and I'm just piggy backing off of there prices. When I was selling 50-60 #/week out of my house I had no issues with pricing. I also carry an advantage of growing everything locally. The other guy buys in a lot from the west coast, mostly growing shiitake on there farm. There are over 130 restaurants on the higher end in my area, 30 country clubs, and about 35 hotel, casino, colleges. My premarketing phone calls and email contact gave me enough bounce back to give a 40% buffer of overage. Not to say everyone will buy consistently.

I have been working with the local extension office small farm start up group and MO DOA and they have shared out put and demographic information with me. They are confident in the market out there being greater then supply of the one or two people selling mixed gourmets. Knowing your market is a MUST if you plan on scaling. Talk to people, call chefs, talk to local agricultural departments and schools. You will find new outlets for sales.

Solarity- I most certainly have done my financial homework. Plans for no sales for two months, I wont even be making money until month 12 or 13. I have a three year cash flow analysis and have run a burn rate given worst, good, better, and best case scenarios. I really can't state enough to everyone out there who think this is going to be a cash cow business. DO YOUR HOMEWORK! Look at solarities "shit tone calculator." Work with someone who can bring you back down to reality when you start thinking the money will just start flowing in. I have a wife,3 year old, and another baby on the way. I'm leaving my job making decent money and health insurance. All of these things are factored and rolled into my business model. In the end I'm not making more money, I'm leaving my job so I can have a life with my family. The hours of a chef are grinding. Missing every holiday, birthday, ect has just lead me to the conclusion I don't want that life.

About the floor drain- I have cost out the addition of floor drains vs just raising and venting and in the long run, based on my start up cost as is, its just no in the budget. It sure would be the best option. But now I just have to get creative. Plus that's half the fun of this whole thing isn't it?:crazy:

My first build was a 20x10 in the basement.  It was on a platform to allow drainage.  The platform cost more than installing drains in my current grow (48x20).  I would strongly recommend looking into this!  It cost me $400 to have the concrete cut, less than $200 for pvc and drains and then we dug out a French drain outside.  Way Easier to scrub or pressure wash concrete!!!  The entire project took one day, and my landlord was happy that I was improving the property.  If you are thinking of using a concrete mixer for your dust than that will make the concrete work way simpler.  In the long run you will be very happy with a real floor and drains and I bet it won't cost any more than the platforms.

Sorry you already posted on the floor and drains.  But the prices quoted to me where in the 4-6k range.  Doing it myself kept the cost below $900.  Just something to think about.  And congrats for taking the leap!

Thanks for that. I am still going back and forth. The thing is I would have to put in three drains with over 50ft of concrete to dig up. I can do almost all the work myself just pay a concrete finisher. I do very much agree in the long run the cost up front may be worth the ease of cleaning in the long run.

Hi Chefin, the best of luck on your project. You can grow CI under the oysters but remember they wont fruit well under 75F. CI is amazing...

Love the pic of your garden, chefin! Not to say the proposed space doesn't look awesome, but seems like an awful lot of unusable space for the price man. Unless you have twenty foot tall shelves. Something with shorter ceilings and more usable cubic foot would be much more efficient with lower utility costs. For that cost, you could build something like snakebite's set up http://www.shroomery.org/forums/showflat.php/Number/18609793. Maybe even incorporate some solar panels to lower electrical costs. Should cost less to build than your first year of rent in the warehouse. Either way, I'll definitely keep an eye on your progress. And welcome back, btw.

yeah aluminum framed buildings are much cheaper than steel structures.  i got a 12ft tall, 1500sq ft one quoted at $11,000, built, without a slab though.  i'd say the note on something like that would be cheaper than your rent.
