mycelum eating floor
    #15958811 - 03/17/12 08:41 AM (11 years, 10 months ago)

i reciently purchased a house, 80+ years old, frame built on a shallow foundation, the home is located on a large aquifer, there is a artisan well 6ft from the home. I bought it dirt cheap, for when the home was not occupied  the flowing well backed up and flooded the house, this has occurred at least 5 times over 10 years. I have re-dug the drainage ditches and placed a new drainage line, and an extra drainfeild was installed just to drain the water run off from building up under the home. so i stoped the problem for now.
my floors are sagging and i will be replacing them, as i have no budget at all, the supplies are coming in slow and it may take a year before i get to the hole house. starting with the most damaged area, i will replace with new floors.

my question is what can i do to stop this myc?, its covering 20% of the 4x4's and is reaching out to the floor boards.

the foundation is severely compromised on one side of the home and i knocked out two loose blocks to allow air flow, there is no standing water under the home and will only be occasional runnoff flowing out properly.

some of the 4x4 are toasted, i have been putting jacks and blocks to support, but really need to buy some time so i can save up cash to replace the floors.

any ideas on stopping the rot? at least for a year or so...

i very much appreciated any help or advice, some of you guys have really studied and worked hard and i find advice here to be better than any bob villa forum....

I'd like to know also.

Old houses are cool man, best of luck on fixing it up!

My brother's cabin leaks around the stove pipe.

Well he went to check it out a few weeks ago and he found huge wood lovers growing up from the boards that surround the tile under the wood stove. Haha its pretty cool kinda.

You need to sort out the humidity issue first. Any other attempt at getting rid of the fungus will be futile.

add a respirator, goggles and tyvek suit along with a pump sprayer and it's still the cheapest

of course I say induce fruiting and see if you get actives

This. If you want to get it really good, sander with shop vac then bleach and ventilate.

Molds cannot control water inside their own cellular structure. An effective strategy for disrupting a molds life cycle is to fluctuate humidity.

Use borates to kill and inhibit regrowth of mycelium in wood. Chlorates are good for killing spores and bacteria, but not so good at killing mycelium.

the info is super appreciated, i'll run a hand planner then spray bleach, after a week or two apply a borax paste to the infected areas.

the moisture problem starts with a natural spring under my home the flow is tiny and quickly exits into a drainage pipe. the ground is clay and dug about 4-5 feet deep. the spring gets its pressure from a massive sagging cavern of water under my home(like a bladder with a rock on top), near by are many sink holes underground rivers thousands of artisan wells. I am thinking of laying tarps down and sealing them to the clay to keep the moisture down. later i will need to seal and vent the river area properly, (fiberglass i am thinking).
the rest of the home is dug on 2ft footings with 2ft of crawl space and random blocks to support the floors, (bad stuff), the ground surface is sand and is dry, the myc is starting to creep into this section of the home, eagg, i'think the floors will need to come out along with much block work to the foundation. I have no clue what iam doing yet feel confident i'll figure this out. thanks guys, much appreciated.
