You have the inspect the house with white gloves dude. Don't buy a house just based on looks. See if the plumbing, foundation, supports (look for termites), siding, roof, electrical etc is good. If you end up buying a fixer-upper and don't have the money to fixer up then you're fucked.

Right, or like a mutual fund or something, some wealth outside of the $10k in savings... A full remodel on a 3k sqft house is going to run you at least another $75k. If you put your entire savings into the down payment and have nothing left to fund the remodeling, you'll be fucked and sorry you bought it.
Or like the other guy said, just put $5k down and invest the other $5k into a giant grow op and pay for the remodel that way. If you aren't game for that and you have no other wealth and you're not a carpenter, don't buy it.

if you're not skilled in remodeling, caprentry, ect., I would hire a building inspector to check it out, most charge by the sq. foot, will prob. run you about $300-$500. He/she will give you a good idea of where you stand with this thing...the "AS-IS" clause has me a little sketch. That means one of two things...it has MAJOR problems, or is a forclosure(or both), almost all bank-owned properties are sold "AS-IS". Anyways, if you are serious about this place, hireing an inspector can be money well spent. From the pics you showing though, looks nice, + on 2 acres...if you got money/skills for repairs, this might be a good deal
