Breaking a Homemade leas

So guys. My girlfriend and I are willing to move into together now. We wish to get an apartment closer to her college and both our jobs which are in another town.
I guess the story is that her and 2 roommates are renting this house for a while. One of the girls of the house made a lease herself which states both of the residents will be staying in the house for 2 years.
The lease has 1 more year left to it but heres the kicker to the whole situation. I guess the girl who made the lease and the other roommate (a male) got into a huge fight because she threw a knife at his father. The guy basically said "fuck you" and decided to move out and was done with her shit. He got out of this place while on the lease, and now my girlfriend wants to do the same. Does one person breaking the lease void it? Or COULD the girl who created the lease threaten legal action on her for leaving?
THoughts, suggestions, experiences?

if shes leaving she should try to help find the person a new roommate. its just the right thing to do..
legally though, if she didnt sign anything shes not not responsible..

the thing is my girlfriend DID sign a homemade lease, BUT so did the other guy who just walked out. Does this grant her the same freedom since the lease has already been broken.
Something to keep in mind is that this homemade lease ISNT something the landlord made. Its something one of the tenets made. So the house isnt even the leaseholders home! I guess they are subletting the house for someone.

Get the "homemade contract" looked at by a lawyer if you are worried. The fact someone has already broke it and the girl didn't do shit shows that shes not prepared to do shit though.
I doubt it will hold in a court either way if its some homemade shit. Sounds like your gf is worrying to much, I'd be like bitch let me see that lease, then eat it in front of her then shit on her face and leave.
Oh yeah and subletting is illegal anyway without the correct licenses.

a contract is a contract, even hand written ones are still binding, as you mentioned, it doesnt appear the girl is willing to pursue any action over the broken lease, the may feel she has no recourse so doesnt bother

Send a copy of the lease to a lawyer or real estate friend .
If you have none , make an appointment with a law office (yellow pages should do )
And bring a copy of your lease , then you'll know if it would hold up in court .

Yeah true but it has to be legally binding and lawfully correct.
Its not like I can write "I own the world" then get you to sign it and then I will own the world. If someones just written some shit at home chances are its not lawfully correct at all.

"I own the world" would be a statement, not a contract, a contract would involve two or more parties, lawfully correct would me I cannot sell you the brooklyn bridge
