Is it worth it to put a bathroom in my upstairs we're remodeling?

I have a cape cod style house 1 1/2 stories. It looks similiar to the picture in figure 1 below. A big open space with kneewalls and dormers.

anyways we're in the process of insulating right now and were tossing around the idea if it would be worth it to put a bathroom in up there? there's plenty of room up there for it just wondering if all the work would pay off because there isnt any water lines up there, no sewage of course either.  Now we already have 2 bathrooms in the house that are finished. one on the main floor and 1 in the basement. would it really make that much of a difference in resale vs. time and effort and money to just have a master suite vs. a master suite w/ a bathroom?

depends, if you only have to pay a plumber then yes go for it.Even for plumbing it won't take that long to tie things in.

Since it should be small anyways cost should be low.If you got the time, a bathroom is a pretty easy reno but always adds value to the house.

I would not buy a House without an Ensuite master bedroom. Thats just me but Its a creature comfort that I value.

we have a master bedroom on the main floor. once this 2nd floor is done the whole thing will be a bedroom besides the bathroom up there if we put one in. but i appreciate the comments guys.

100% do it.  My wife is a real estate agent and having only one bathroom outside of the basement is not good.

There is no better return on your money than a kitchen, next up is the mater bathroom. So, yeah, if you are making a master suite you got to have a bathroom. In general adding a room and/or fixtures (in this case say a sink and a toilet and a shower) will always make you money itis how you finish the room that will determine if you make good money or break even. Like if you live in a ghetto you are not going to get your money back from installing slab marble. The good thing is you will get to enjoy the efforts until you are ready to sell!
