Muh new house -
    #12037994 - 02/16/10 01:34 AM (13 years, 11 months ago)

Most of the work was done by contractors (I was general - ) but here's some shots of the projects I did in my new home - Obviously I'm more of a wiring/electrical guy than a carpenter, but I'm not afraid to get my hands dirty if there's someone with a clue telling me what to do.

Electrical - Doing the Panel work

Cable/Network mainline

Rack in the basement (don't judge, it's a work in progress)

My wife and I spent 3 weeks hand dipping every single shingle on this house before they went up:

Hope you like.

You ended up with a pretty steep yard there.

How much property with it? It looks like it is in an area with no other houses.

It's 1 acre.  We're on 1 corner of the lot with it sloping down and away in both directions from us.  It's less than ideal if you're looking for usable grass areas.  We're planning on some terracing, but haven't really gotten that far yet on the plans.

There are homes around, but we do have some space.  The closest one by far is unfortunately an old run-down rental with a pretty high turn-over rate.  But overall I really like most of my neighbors.

Ill post more shots later.. For now I'm gonna go pass out

Ok, here's a rough cronicle from beginning to end:

Diggin in the dirt:

Foundation layout

Basement walls going up:

Drainage plumbing going in:

The obligitory handprints:

Daylight basement before any windows and doors:

Some of the basement framing:

This beam was one of the single most expensive parts of the house, it it allows me to have a large open space without the need for a bunch of support pillars:

The subfloor goes down:

The walls go up:

The roof framing begins:

Framing mostly done:

Dry at last, dry at last, dry at last!

Our daily visitors:

Windows in, exterior starting to look like a house:

Yes, a REAL wood burning fireplace:

Here is the 3 week production line of hand-dipping every single shingle on that house:

Between electrical and low voltage, I have 2+ miles of wire in the house:

The deck and the exterior work.  I routed all the light and outlet boxes myself.  The router paid for itself in about 6 of them.

Kitchen bump out, and our outside covered patio.  Nice lapboard pine ceiling

Entertainment center from the great room.  Opposite side is the entertainment center for the master bedroom:

Shingles almost done!

Before and after  skylight, speakers, and canned lighting:

Septic drainage field:

Birch floors in, starting the cabinetry in the kitchen (the fuckers scratched the floor moving the cabinets too....)

Starting and finishing the master bathroom:

Some of my handywork:

And the deck:

Hope you like

I'm interested to know how the birch flooring is working out.  Engineered Pre-finished or strip?  And what was the cost comparison to oak?

Little more expensive than oak.  Not sure what you mean by strip, but it wasn't engineered.  Full birch all the way through.

It's holding up as well as expected.  Which means there's scratches from my 80 and 60 pound dogs all over the place.  We just consider it "character"

Strip is the typical 3/4 X 2 1/4 solid T&G pieces of wood.

Good.  You can always refinish that shit.  The pre-finished not so much.

nice home place. i build houses for a living. Did u hand dip each one of those shingles or someone else? Is that a common exterior siding around where u r. That would cost ya around here. I will be building mine in the next couple months. I"M ready, nice job

Yep, hand dipped every single one between me and the wife.  Took us about 3 weeks of a couple hours a day.  Probably my least favorite part of the entire process (I hate drywall too, but we paid for someone else to do that )  IMHO well worth it though, I love the look.

I wouldn't say it was common up here simply because the upkeep and the initial investment scares people off.  But it's not particularly rare either since we have such a mild climate.

wow, how many 20 amp circuits you got in that sucker? all i see is 12/2 romex coming out of that panel. better safe then sorry i guess.

All the regular circuits are 12/2 20A.  Hate the damn arc-fault breakers.  If I slide a dimmer too slowly in the bedrooms it trips the circuit.

really, that sucks. that must be b/c of code rules. intx for residential you only need 12/2 in bathrooms and kitchen, or if you just need the 20amps.

Yeah I could have gone with 14/2 and 15A, but it really wasn't much more to do the whole thing 12/2 20.  Made the runs a little stiffer and the wires a bit harder to cram into the sockets and switches, but overkill is OK by me

Yeah arcfaults are code in bedrooms these days, at least up here in WA.  Every /real/ electrician (I just play one on the weekends) I talk to just scoffs and shakes their head.

hell in H.P.(a suburb of dallas) they make you run everything in metal, boxes and have to use conduit. you know how many of those old remodel houses have that cloth around the electrical wire for insullation.... all you have to do is wiggle the conduit and you can cause a short. but jeeze thats alot bigger bill than just having to run romex. i hear ya though, when it comes to electricity, always better safe than sorry.

You mentioned networking. Did you run CAT throughout the house or go more for a wireless setup? If you ran cable, how much did you end up using? I've always envied those who are able to network the house while building versus having to do it down the road.

Yeah, lots of wire:

2 Speakers in each room (and 2 outside sets) , 5 in the Great Room
1 Control Pad for whole house audio in each room
2 Data/Phone in each room (4 in the MBR and GreatRoom)
Cable TV to each room (2 in the MBR and Greatroom)
FM Antenna + Network in attic.

Overall it roughly came out to 1 mile of low voltage and 1 mile of electrical

Looks expensive, you're either a man with a good job or lucky. Either way, nice.

Kudos to you, I'm struggling to figure out how I'll afford a home in the future (college still), and it's nice to see that some people are still making their dreams. It is a really nice place. I'm looking into moving to Washington after I save some more cash, currently I only have 20k. I hear the cost of living is way lower than it is here in the Tampa Bay area.

Depends on the area.  I'm out in the boonies to the cost of land is significantly less than if I were to buy in the "Greater Seattle Area.".

If you have OK credit, along with first time homebuyer incentives, etc.. You could probably pull a 200K house (10% down).  That wouldn't get you shit in crowded areas, but would get you a modest home in the sticks with me

Ideally you could get your saving up to 20% down, that way you can skip the mortgage insurance, which is just extra money per month that builds absoloutly 0 equity in your home.

Here in the state of FL you have to carry insurance until it is paid off. So the bank gets their cut in case of a hurricane. There have been so many small houses for sale in this area for 10k or so due to foreclosures. It's all about location, and income. College graduates =/= more income, so sometimes it's just hard work and determination to build your own equity and assets.
