I think all it really does is balance the PH in casings and substrates.

May be wrong

It provides calcium and sulfur, both essential minerals.  It also helps to prevent grains and bulk substrates from clumping.  It's not used to adjust pH.

Gypsum: Provides calcium and sulphur and binds the substrate.
Lime: Raises pH.

For example, when you case using sphagnum moss, this will lower the pH level of the casing layer, because sphagnum moss (and all peat at that) is acidic. So you need something as a pH buffer. You use lime to raise pH to a level that the mushrooms you want to grow find enjoyable, so to say.

Search the internet for gypsum and mushroom farms.  It's been used for decades and is proved to increase yields.  You get gypsum at nurseries, feed stores, and most hardware/garden centers.  I've gone through 200 pounds of it this spring planting my fruit tree orchard.

looking for gypsum?
i read anywhere from 5-10% by volume of gypsum can be added to bulk subs
lime is used very sparingly and dont quote me on this but i think i saw like dont add more then a teaspoon per quart of sub or maybe casing and thats just an estimate because i think u only really need it when using peat moss and its PH can vary a lot so using the teaspoon isnt really advisable.
all this stuff you should be able to get at a nursery or hardware store that has a nursery section. its pretty common stuff
gypsum that i use i think is by a company called hi-yield and it looks like little gray pellets. i actually just used it for the first time the other day with some hpoo
look at the bottom of this thread i saw a bunch of threads comparing them
